5 SECRETS TO NOT GET BURNED IN A HOUSE FLIP!

What comes up when you see or hear the name house flip?

-For you lenders, is it the excitement to have quickly paid loans and time to help more customers?
-Perhaps it's a business you've personally been debating investing in yourself?
-Or maybe, none of the above. You have a big BEWARE sign that instantly flashes in your head at the thought of it?

The results of a house flip can be endless and most certainly can vary depending on experience. However, one thing remains constant, if you don't know what you are doing, you can (and probably will) get burned financially. 

So HASZ decided to look more into this and contacted MoneyCrashers.com. Feel free to use these tips to educate your clients more or invest yourself in 2017.

5 secrets to NOT get financially burned in a house flip with Andrew Schrage.

  1. BE PREPARED FINANCIALLY. OVER PLAN!
    "I wish (the younger me) had known that house flipping involves a considerable cash investment. You also have to be careful to allow yourself enough room in the transaction to cover all of the associated costs. There are a lot of associated costs when flipping homes, but they vary by state and contractors. Your best bet is to do this research beforehand so you know what you can expect to pay."

  2. DO YOUR RESEARCH. GAIN A RETURN. 
    "House flipping entails a lot of research and work to find a profitable deal. Experts in the house flipping realm usually get close to about 50% as far as profit margin, so beginners should expect to get about half that. (When researching measurable comparable rates in a neighborhood - aka neighborhood comp or appraisal comp) utilize something called the Multiple Listing Service.  You can also search the internet for county websites, county estate and private auctions. Plus, there are plenty of real estate investment forums and websites you can join for more information. LinkedIn is a great resource for real estate forums."

  3. KNOW THE HISTORY OF THE HOUSE FIRST.
    (If it’s been sold 5x in a short period of time, chances are something is wrong with the bones of the house. This can save you a LOT of money). "Zillow is a great resource to uncover the purchase history of a home. Most real estate agents should be able to help you as well"

  4. FIND A GENERAL CONTRACTOR WITH VAST EXPERIENCE IN HOUSE FLIPPING
    "Finding qualified professionals to do the required work can be a challenge. Angie's List is probably a good resource for finding contractors with house flipping work history. You're probably going to (research and) find mostly reviews, although (if you discover the GC has) a history of several years of house flipping (on their website perhaps), this certainly can help (with your decision to hire)."

  5. RESEARCH THE CITY OR STATE'S REAL ESTATE MARKET
    (Every state is different with pricing. Never assume). "Redfin and Zillow are two good online resources for researching local real estate markets (and comparing pricing).
