Final applications for 2017 HOME funds and Housing Credits must be submitted to AHFA by 5 p.m. on Thursday, March 9

Newly Constructed Oneonta Development Offers Security and Community for Elderly Residents

McCay Senior Gardens, which received more than $460,000 in Housing Credits and $1.3 million in HOME funds from AHFA, opened in 2016. This development represents the third of three phases of affordable housing developments in Oneonta.

Lender Training Sessions Announced for March

Each month, AHFA offers training for participating lenders. Four sessions are scheduled for March: March 7, 8, 14 and 15.

Vista Terrace  Montgomery, AL

Development Info:
96 units, built in 1994 and renovated in 2014
Serves: families
AHFA funding sources: Housing Credits: $345,600 (1994) and $464,100 (2014) 

Amenities/Tenant Services: 
Vista Terrace Apartments serves the Northern Boulevard/Bypass area of Montgomery. The development and its location are ideal for retirees relocating to the area.  For example, three of the residents are sisters who moved back to Montgomery from New York and New Jersey to be close to family.
 
Vista Terrace Apartments was constructed in 1994 with Housing Credits. It was renovated with rehabilitation credits in 2014. Wylene Craft of developer Guilford Companies said, "The revitalization of Vista Terrace is extremely important to everyone. The residents received a 'new' home and that translates into community pride. And, our investors received a new stream of tax credits at typically lower debt than new construction properties."
 
Vista Terrace provides many services to residents including:
  • Package acceptance
  • Regularly scheduled community activities, including classes regarding various banking/financing/insurance matters
  • Wellness programs
  • Computers and free Wi-Fi for residents' use
  • Fire safety workshops
  • Crime prevention programs
All of the apartment homes are electric. Residents pay for their electricity, but water, sewer, and pest control are included in their rent.
 
Development amenities include:
  • 24/7 maintenance service to residents
  • Bus stop pavilion
  • Laundry facility
  • Playground area
  • Frost-free refrigerators with ice makers
  • Microwaves
  • Dishwashers
  • Stoves
The residents benefit from the skills and knowledge of management and maintenance staff who have more than 20 years of experience each. Craft said, "Our team members are the nucleus of the property operations, and we have found that properties that have low staff turnover perform better year in and year out. The stability that our long-term team members bring to our community and its residents is invaluable."
