September 2017
What a summer it has been as the Anderson development boom that began several years ago has continued through another construction season!  Not only has this been apparent in the more than $165 million in public and private investment occurring around the center of our community at Beechmont and Five Mile roads, but this impact is now being felt and seen across Anderson Township.

As we look toward fall, several of these projects will be wrapping up, as new investment and infrastructure comes online. Completion of expansion work at the Anderson Towne Center and Anderson Professional Center, continued progress on the adjacent Shoppes of Anderson Towne Center, and roadway and trail improvements in the heart of our community are all scheduled to for the year of the year.

At the same time, construction on several other projects that have been in the pipeline will continue through the rest of 2017 and into 2018 as well. This includes revitalization of the Forest Hills School District school sites, and more than a half-dozen new residential subdivisions either now online or currently under construction. For information about the school district construction, visit  https://www.foresthills.edu/departments/facilities.html .

The Anderson Township Economic Development Committee launched this Anderson Business Update in early 2013 to showcase the happenings and opportunities our community possesses. Enjoy this and future editions as you stop for a look as the "new" Anderson unfolds.

For continued updates, please visit our website, AndersonTownship.org or our Facebook page, "Anderson Township, Ohio," where nearly daily posts and updates have resulted in more than 5,000 likes!

We're grateful for the new businesses, redevelopments and public facilities which will help ensure Anderson Township remains one of Greater Cincinnati's most desirable communities to live, work and play!

Sincerely,

Completed Projects
Five Mile Road and Beechmont Avenue Intersection Improvements

Although the new design of the Five Mile and Beechmont Avenue intersection has only been operational since late May, the revised configuration has already resulted in improvements to traffic flow and safety in the heart of our community.

The "Continuous Flow Intersection" (CFI) pattern was implemented on May 19th after more than a decade of planning, engineering, right-of-way acquisition, and construction of related access drives. In addition to safety and traffic flow enhancements, this CFI approach, an innovative design with growing use throughout the United States, also protects pedestrians crossing this intersection where they were formerly prohibited. The modifications also will help accommodate an increase in traffic flow resulting from substantial redevelopment in the immediate area.

With additional tweaks by the Ohio Department of Transportation and driver suggestions fueling change in its initial weeks, the intersection is running very smoothly, according to Steve Sievers, assistant administrator for operations . "We appreciate motorists' patience during construction of this project, and especially during the first few weeks of its operations, as small but impactful modifications were made to the signal system," he said.

Despite the changes and unique design, operations have run smoothly in the first few months. The accident rate has already declined and traffic is flowing more smoothly than it has in years, according to township officials.

Projects Underway
Downtown Anderson
West of Wolfangel Road to East of Asbury Road

Work has begun on the portion of Beechmont Avenue known as "Downtown Anderson," between the Anderson Towne Center and Asbury Road.  Roadway-related upgrades are now underway to improve traffic flow and create a section of Beechmont that has a more defined character.

Downtown Anderson's vision evolved from the township's 2013 award-winning plan that entails a slight narrowing of travel lanes to allow for the addition of sidewalks, traffic signals, landscaping, and new pedestrian lighting. A small right turn lane is also being added to eastbound Beechmont at the Wolfangel Road intersection.

The goal of the plan is to further enhance a sense of community in the Beechmont commercial corridor, which has been kick-started by recent and ongoing redevelopment at the intersections of Beechmont with Wolfangel and Asbury Roads. The hope to generate a greater "sense of place" in this area that distinguishes this from the rest of Beechmont Avenue.

Work began in July and will continue into early 2018.
ODOT Safety Improvements
Beechmont Avenue from Five Mile Road to Hopper Hill Road

With a goal of improving traffic flow and enhancing safety, construction on Beechmont Avenue from Five Mile Road to Hopper Hill Road (in Clermont County) has been ongoing since July. This ODOT project is the latest measure in a more than two-decade long safety initiative along the corridor, which began with the initial award-winning Beechmont Corridor Plan in 1996.

With in the scope of this project, more than 25 Beechmont Avenue driveways will be eliminated or modified by the end of the year. Other safety upgrades include curb replacement, pavement restriping to create a westbound right turn from Beechmont to Eight Mile, and construction of a median island east of Nagel Road. Existing traffic signals will also be upgraded.

With so many traffic-slowing "curb cuts" eliminated, drivers can expect an even smoother ride down the corridor in the coming months. ODOT anticipates this project will be completed by early 2018.
Towne Center Way Upgrade - Phase 2

While last year might be remembered for driving challenges at the Anderson Towne Center with extensive redevelopment on the site, customers and drivers have settled into new routines while visiting longstanding ATC businesses and 2017 additions, including the AMC movie theater, Skyzone, and Crunch Fitness, among others.

Late this year, Anderson Township anticipates beginning work on the Phase 2 section of Towne Center Way improvements. This section was formerly known as the "ring" or "service" road around the Anderson Towne Center from the rear of Kroger to Five Mile Road. Storm sewer improvements, roadway leveling, sidewalks, roadway lighting, fencing and landscaping are all part of the Phase 2 plans to upgrade this driveway to a public roadway.

Upcoming work will include phased roadway reconstruction and is slated to begin in early 2018.
Shoppes at Anderson Towne Center

A vital business corner in Anderson Township, and key component to the township's Downtown Anderson Plan is taking on a new look, with site work continuing at the Shoppes at Anderson Towne Center intersection, at Beechmont and Wolfangel Road. While expansion plans for the Anderson Towne Center Kroger are tentatively on hold, development of the Shoppes at Anderson Towne Center, an approximate 18,000 square foot development near the Beechmont and Wolfangel corner, is moving ahead.

The outdoor plaza and pedestrian friendly amenities combined with retail developments and restaurants make this development a long-awaited project on many residents' wish list.

Site work and parking lot access from Kroger and the Anderson Towne Center to Wolfangel Road could be wrapped up by early October, weather permitting. Building construction on the corner development is anticipated to continue through the first half of 2018.
