CCIM 103 Course in Bend
September 18 - 21, 2017

In CI 103, you'll incorporate the CCIM Decision-Making Model into all case studies. Begin to develop the practice of applying the CCIM Communications/Negotiations Model to all real estate decisions with a focus on using this Model in interest-based negotiations.

Whether an investor or a user, you will approach real estate problems from the perspective of the user/occupant of real estate and thereby be in a position to understand unique issues. Learn to use market and financial analysis skills for user space decisions, and apply the cost of occupancy models for ownership and leasing.

Explore new concepts regarding user discount rate selection such as using multiple rates for some occupancy decisions based on perception of risk related to the various occupancy cash flows.  After completing this course, you will be able to:
  • Apply key occupancy decision-making skills such as comparative lease analysis, lease versus purchase analysis, lease buyout analysis, and sale-leaseback analysis to optimize user space decisions.
  • Determine how financial reporting requirements for real estate influences the user decisions.
  • Integrate negotiation skills with financial analysis skills to maximize user outcomes.

Commercial Transaction of the Year-EnCOAR Awards
Congratulations to Jay Lyons, Joel Thomas and Erich Schultz from Compass Commercial for the Commercial Transaction of the Year award at the 2017 EnCOAR Awards for the Contact Industries property at 115 N. Main in Prineville.

The team sought a buyer that could ensure the company maintained its presence in Prineville and employing over 200 people. An investor out of California that Compass also representing became interested. After a review of tax maps, however, this normal sale/leaseback transaction got complicated when they found the bodies. The review revealed a cemetery was encroaching on the property and a CI building was encroaching on the cemetery property. To complete the transaction, the team worked  with the cemetery board of directors, the owner of Contact Industries, the buyer and all their lawyers.  Through a series of negotiations the team executed easements to solve both issues. Title, however, still ordered a full survey with 1.5 weeks before close.

With three days to close they learned there was also encroachment onto the City of Prineville's onto Main Street. Working with the city manager the team negotiated another easement in 36 hours to close the deal and ensure the continuation of one of Prineville's largest employers.
