Maximize Your Depreciation
Yes, it's that painful time again, TAX TIME, where we are searching for any deduction we can muster to minimize that check to our government. In commercial realty, investors can amortize the improvement portion of their investments and credit the 39 year depreciation schedule against their taxable profits. A SECRET most investors don't know is that many components of commercial property have a limited life span such as roofs, parking lots, heating and air conditioning equipment, etc . This is called "Cost Segregation Analysis". Many of these items can be estimated and depreciated at a much faster rate and deducted each year to put more money in your pocket. There are tax practitioners that specialize in creating these schedules.
