Water Creates Mold Water Leaks Must be Address Immediately
When a water leak is reported we must act immediately. If water issues are not addressed promptly, then they will cause more damage which in turn costs more money to repair. The below scenario is what we try to avoid. On Monday March 1st: The tenant reported a roof leak. That same day: The owner was notified of the issue and a work order was sent to the vendor to estimate the cost of the damage. On Wednesday March 3rd: The owner was sent the estimate of the roof repair. Three Weeks Later: After several follow-up attempts and several more rains the owner has not approved the estimate AND the tenant has now reported mold. Four Weeks Later: The roof has been repair at the cost of $1,850. Five Weeks Later: The mold has been remediated at the cost of $995 and the put back work has been completed at the cost of $850. If the owner had acted immediately instead of spending $3,695 in repairs, they would have spent $1,850. |
