"Is my a/c system the right size for this house?"
I get that question asked with almost all inspections.
And it's a good question.
A simplified answer is to use this method with my cell phone calculator: sq.ft (2000) x 25 = 50,000btu + 400btu per person (family of 4/1600btu) = 51,600btu divided by 12,000btu = 4.3 ton (actually 4 ton).
(BTU: British Thermal Unit, the amount of heat required to raise the temperature of 1 pound of water 1 degree.)
To get that information down to a science a qualified HVAC tech would have to perform a "Manual J Residential Load Calculation" This calculation takes into account among several other information, building structure, room and window designs, local winter/summer weather patterns, duct distribution and more. This usually takes up to 6 pages of math and science calculations.
