HERE ARE YOUR THIRD QUARTER
SALES RESULTS FOR 2017

Happy Holidays!  Based on the sales data below our "Bluffs" market is still thriving. Single-Family Homes and Townhouse overall prices are increasing, and our condo market is holding steady.
 
The Ridge at the Bluffs had 27 homes sold Year to Date (YTD) compared to 18 homes sold in the first three quarters of 2016. Sales prices ranged from $400,000 to $677,500 in 2017.

The River had 17 homes sold YTD compared to 12 homes sold in the first three quarters half of 2016. Sales prices ranged from $397,000 to $570,000 in 2017 and no properties sold on the Intracoastal the first half of this year compared to 2 selling last year for $950,000 & $975,000. 

The River North had 14 townhomes sold YTD compared to 15 townhomes sold in the first three quarters of 2016. Sales prices ranged from $220,000 to $290,000 in 2017.

The Lakes at the Bluffs had 15 townhomes sold YTD compared to 14 townhomes sold in the first three quarters of 2016. Sales prices ranged from $213,000 to $276,000 in 2017.

The Marina at the Bluffs had 34 condos sold YTD compared to 35 condos sold in the first three quarters of 2016. Sales prices ranged from $225,000 to $372,500 in 2017.

The Ocean South had 10 condos sold YTD compared to 6 condos sold in the first three quarters of 2016. Sales prices ranged from $290,000 to $465,000 in 2017.

The Ocean North had 4 condo sold YTD compared to 5 condos sold in the first three quarters of 2016. Sales prices ranged from $319,000 to $470,000 in 2017.

Q:  Should I add my adult child to my deed to avoid               probate in the event of my death?

A:   People often include the names of their children on          the deed to their home in an attempt to have the home pass on to their children without complication upon death.  While this may sound like a good idea, the consequences of this "poor man's will" could be disastrous.
 
Putting an adult child's name on your deed as a "joint tenant with right of survivorship" means that during your lifetime, the child becomes a co-owner of the property.  And unless there is language to the contrary, the child presumptively becomes a 50% owner of the property.  As a co-owner, the child now has all the rights and responsibilities that come with ownership of the property, including the right to encumber the property and sell his or her half to a third party!  If you want to remove your child from title during your lifetime and the child refuses to cooperate, you will have to seek redress from the courts in an action for partition.  Partition is an expensive and sometimes complex legal proceeding that could force the sale of the property.
 
To avoid these potential snares, a deed in the form of a "life estate" can be prepared.  The life estate deed allows the owner to control the property and remain in possession until death, and upon death the property will automatically transfer to the "remainderman," which is a technical term for the child (or any other person) that you want title to pass to upon death. 
 
There are other methods of passing title to avoid probate like living trusts, and an estate planning lawyer should be consulted. 

For any of these instruments to work properly, they must be drafted carefully and precisely.  Everyone has a different situation and a different family dynamic so it is imperative that you consult a real estate attorney and/or an estate planning attorney for advice if you are considering taking any action to avoid probate.
