Believe in Better:
HERE TO HELP
With spring opening doors to a robust building season, Brittani Bergtoll is primed and ready to answer your questions about your new home at Mountain View Meadows. To better assist new home buyers, the Information & Sales Center will remain open until 6:00 PM on Thursday evenings starting April 1 and by appointment on Saturdays and Sundays from Noon until 6:00 PM.  With seven homes available for purchase currently under construction and new plans in the works for the Aspen Park neighborhood, there is plenty to see and choose from now with even more coming this summer.  Starting in May, buyers looking to begin construction this summer on a new home in The Uplands neighborhood or a Garden Home in the Craftsman Village neighborhood will be able to pick out plans and reserve their lot.  "It's an exciting time of year," said Rebecca Ryland, Director of Design.  "We've had days already with two or three different groups in the office at one time looking at plans and discussing options."   Ryland went on to say that some buyers have begun submitting their own designs for approval for building in the Aspen Park and The Uplands neighborhoods.  The Mountain View Meadows Information & Sales Center is open daily during the week starting at 10:00 AM with Brittani and Rebecca available to assist potential homeowners and real estate agents and their clients ease their way through the new home purchase process.  "It's exceptionally easy here," said Brittani. "Buyers do not need to take out a construction loan.  They only need to prequalify, pay a deposit and set up their mortgage with their lenders to pay for their home at closing. We cover all the cost during construction. What can be easier or better than that?"
Building a Better Community:
OUT OF THE DARKNESS CAMPUS WALK
Did you know that every year, suicide claims more lives than war, murder, and natural disasters combined?  The American Foundation for Suicide Prevention aims to change the conversation about mental health and put a stop to this tragic loss of life--setting a goal to reduce the annual suicide rate 20% by 2025.  By participating in the Out of the Darkness Campus Walk in East Helena on April 29, 2017, you can help to bring awareness to our communities and raise funds that allow AFSP to invest in new research, create educational programs, advocate for public policy, and support survivors of suicide loss.   The walk will begin at East Helena City Hall, 306 E. Main in East Helena at 2:00 pm.  Check-in and Registration will begin at 1:00 pm.  Join  Mountain View Meadows, who donated to Lewis & Clark County Commisioner Andy Hunthausen's team, in supporting AFSP through a monetary donation.  For more information about walking or donating, look on the website or contact Tova Reddick Starkel at 406-465-4471 or email her at email [email protected] .

MULTI-GENERATIONAL HOUSE PLANS
According to Pew Research Center, a reported 57 million Americans lived in multi-generational households in 2012; twice the number that did in 1980.  Not surprisingly, home plans specifically intended for multi-generational households have begun popping up in the market.  These plans are designed to provide two separate living areas within the same house and may include separate entrances and kitchens and often two master suites allowing extended families to live comfortably under one roof.

Mike Kalis, in an online article for the March issue of Builder Magazine, posed reasons why it makes sense for builders to add multi-generational floorplans to their new home portfolios. Kalis pointed out that multigenerational floor plans provide a call to action to several types of home buyers. To start, people concerned about caring for their aging parents will see this as an option that's cheaper and more appealing than a nursing home. On the other side of the coin, those same aging parents could seek out this option as they plan for the future.  In the interim, they can provide private living space to out-of-town visitors where guests can feel like they're part of the family while not infringing on anyone's space.

The "guest bedroom" often doesn't provide the kind of privacy and sense of independence that many older family members need when moving in with their adult children--and adult children aren't necessarily all that keen on sharing living space with their parents.  A multi-generational floor plan may be the perfect option providing privacy for both parties while maintaining a sense of security that all is well with Mom and Pop or to lend a helping hand to a recently married son or daughter saving for his or her own home.

Although the economy has rebounded significantly over the past several years with more buyers moving back into the housing market, the financial benefit of potentially two revenue sources contributing to one mortgage might also prove beneficial to homeowners. Further, as Kalis points out, that with the American population rapidly aging, builders can count on a robust multigenerational home market for years to come.
Benefits and Updates:
MOUNTAIN VIEW MEADOWS
1.  SPRING HAS SPRUNG : Finally -- although we know in Montana it can still snow in June.  But for those who need assistance turning on your U.G. water system, remember to call your request in early before the rush.   Pro-Line Curb, which installed many of the systems at Mountain View Meadows, can be reached at 406.439.2577 or contact your favorite landscaper.

2 . ANTELOPE TRACE WOOD FENCES: With spring upon us, now is a good time to assess your wood fencing for potential re-staining needs.  Just a reminder of the two approved stain colors in the Antelope Trace neighborhood: Behr Semi-transparent Tugboat or Natural Cedar  from Home Depo  or "Mountain View Meadows" Natural Cedar  which is available at Sherwin Williams . If your wood fence has significant stain issues, check in at the MVM office for approval to use a solid stain as opposed to semi-transparent.  In any case, preparing the fence first with a wood fence/deck cleaner and brightener is easy and necessary.

The Best in Our
Neighborhood:
Best Fences
Each spring we recognize residents for beautiful landscaping that sets off their homes.  But there is something else that, for many homeowners, has a potential to significantly impact the curb appeal of their homes and increase their home values.  That amenity is an attractive, well-maintained fence.  While driving around the neighborhoods recently on a bright sunny day, a number of fences stood out for their particular emphasis on style and beauty or just how exceptionally well-maintained they looked.  These were our favorites among the best in the neighborhoods:

454 Twilight: Best wood fence for style and maintenance in the Antelope Trace neighborhood built by Fence Crafters.  Check out those posts!
531 Twilight: Nice touch adding a unique gate to this wood fence.
2894 Alpine View: Elegant iron fence accents this lovely Aspen Park home.
2861 Stacia: One of the best white picket fences in Craftsman Village.

2783 Stacia: Rusted Corrugated Steel with stained wood posts creates a low-maintenance beautiful fence.
Welcome to the
Neighborhood

Fun & Fitness:
Walking Buddies

Neighbor Maddy Ishak and her sister pairing up for an outdoor walk with the kids.
Wanting to get in shape this spring but needing some accountability to make that 7:00 a.m. jog happen?  Finding a running or walking buddy is a great way to improve motivation, stick to a consistent schedule, enjoy your workout, and improve performance.   When looking for a running buddy, first identify your fitness level and workout goals so that you might find someone with comparable aspirations.  You should both be aiming for similar distances and pace when you meet up, but this doesn't mean that the meet-up date can't be one person's leisure day and the other's most intense workout planned for the week.  Clear communication with expectations for the run will help ensure that both people feel accomplished afterward.  Neighbor Maddy Ishak and her sister, pictured above, planned on bringing the kids in strollers--a walking plan that worked for both of them! Reach out to a friend or acquaintance today, clearly outline the workout expectations, make a plan, and reap the help rewards of walking or running the Fun & Fitness Trail with a friend!

Mark and I made the rounds March 25 th and 26th at the annual HBIA Home Show at the Lewis and Clark County Fairground enjoying all the great displays of interesting home products.  We also had an opportunity to talk to lots of vendors, many of whom provide goods and services to builders and residents at Mountain View Meadows.  We spoke to Hugh at Sod Works (most of our homes have lawns that started with Sod Works) and a rep from Fence Crafters (both Fence Crafters and Dave's Fence are popular fence contractors for our homeowners).  Jackson at Solar Montana gave us an update on solar panels---something we've considered adding to a spec home in the future. We said hello to Kevin at Intermountain Heating and Air who keeps our home warm in the winter and cool in the summer and talked with Ben at Sears...(The kitchens in many of our homes come fully-equipped with appliances from Sears).  We always enjoy talking to Jim and Shelle at Home Beautifiers who can turn a closet into a showcase of convenience and style for all your wardrobe needs and to Nate and Tiffany at Budget Blinds who said they had provided services at five homes in Mountain View Meadows just this past month. Of course, I had to stop at the booths of some of my personal favorites including Findstad's Carpet One and Silver City Stone and pick up some tchotchkes and candy which always seem plentiful at the show.  The annual Home Show has long been a favorite Helena event.  If you missed it this year, be sure and check it out next spring for tons of great ideas for your new home at Mountain View Meadows.
