Concept for Campbell Commercial North |
On a patch of land in the far south-east corner of Campbell Business Park, what used to be a driving range years ago is now the site for the
Alberta Gaming & Liquor Commission's (AGLC's) new 546,000 square feet liquor distribution warehouse. The $153 million project began in early 2016, and is scheduled for completion in spring 2018.
The new warehouse is part of AGLC's plan to consolidate their existing warehouses in Alberta into a centralized warehouse system; the Campbell Park site was chosen due to its location right next to Anthony Henday Drive, as well as the existing AGLC headquarters/warehouse and infrastructure that already exists in Campbell Park at 50 Corriveau Avenue. The old warehouse complex on Corriveau will be re-engineered to support the new facility and store slow-moving liquor products.
On top of the 1,000 administrative/warehouse jobs that AGLC expects the new complex to bring to - and keep in - St. Albert, almost every single liquor product in Alberta will have to be transported to/from the warehouse system. Once the massive new facility is open and operating, St. Albert - and Campbell Business Park in particular - will see a boom in people and traffic that will help spur a boom in development.
In anticipation of this increase in traffic, there have already been multiple permits approved for new commercial developments. One such development has already broken ground - a new commercial retail unit located at the corner of
Campbell Road and
Corriveau Avenue, in the same lot as the Esso/Tim Hortons. This 4 unit building will have 2 retail units, as well as 2 units for restaurants (including one with a patio); the complex's current name is "
Campbell Commercial North."
Additionally, another new commercial complex is being planned for the south side of Campbell Park, on
Curial Drive near the entrance to the new AGLC complex. Plans for this development include a gas station, multi-tenant convenience store/restaurant (with a drive-through), and a large car wash. Furthermore, new plans are in the works to develop the lands around the Casino, which will contribute to the boom in development that's happening in Campbell Business Park.

Addressing Bylaw Now in Effect
Did you know that St. Albert has an Addressing Bylaw? It requires owners of all buildings to display an address so that it's clearly visible from the road. It also facilitates the orderly numbering of land, buildings, units and internal suites.
So, what are your responsibilities as an owner of an office, commercial or industrial property?
- Ensure your address is clearly visible from the street.
- If your building has more than one internal suite or unit, address numbers must be displayed for each unit on, beside or above the front door.
- All buildings set back greater than 10 metres from the property line are required to use address numbers at least 15 cm in size. If it's smaller than a 20-dollar bill, it's too small.

All owners have a grace period until June 30, 2018 to comply with the new Bylaw. This Bylaw also regulates residential and multi-family property as well.

Business Spotlight on... Emelia Child Development Centre

Belinda Mendonca loves kids, and it shows. In fact, she's worked with them over a career spanning 30 years.
The owner and director of
Emelia Child Development Centre in Campbell Business Park, Belinda had also been a director for several daycare centres before finally deciding to start her own in St. Albert.
"I've heard lots of goof things about this community, and we wanted to move here as well!"
With a Bachelor of Arts as well as a Bachelor of Education, Belinda has taught all over the world including in Italy and Kuwait.
So what is it that makes Emelia Child Development Centre unique?
"My staff is like family here. We develop a strong positive relationship with each child and make sure that their needs are met individually." Belinda tells us, "We want to touch the souls of each child and make them feel safe and happy. That's why I am always present here to welcome them and to say goodbye each day."
A quick google search for daycares in St. Albert shows extremely positive reviews for the Centre. In fact, it has the most Google reviews of any listing, and nothing lower than a perfect 5 stars.
Another highlight about Emelia Child Development Centre is that diversity is encouraged and celebrated. The centre plans several field trips, and hosts multicultural events that parents are welcome to attend.
"We've had parents come in for Chinese New Years, and Canada Day. This Christmas, we are planning a dinner for the parents and serving Indian food!" Belinda exclaims.
As with many other well-received daycares and dayhomes in the community, Emelia is
fully accredited by the Government of Alberta Ministry of Children's Services. This is a voluntary process, and is subject to an annual review. Government subsidies are also available for qualifying families in financial need.
Green living and sustainability are important to the centre. The staff reuse or recycle materials, as well as have the children engage in activities that promote learning about nature. The centre also uniquely utilizes a smartboard for more innovative learning techniques with their older children.
For those looking to enroll a child (12 months to 12 years) into a daycare or out of school care program, Emelia Child Development Centre is still accepting applications. The centre is located just north of Servus Place.
