  • 13 Refinancing May Help 1 in 3 FHA Borrowers 
    • Refinancing May Help 1 in 3 FHA Borrowers. About 2.4 million borrowers with Federal Housing Administration loans could lower their mortgage costs by refinancing because the FHA reduced its insurance premiums in late January, finds a new study conducted by the Housing Finance Policy Center at the Urban Institute.
  • Update: Hudson Lights, Fort Lee Development Project
    • CVS, luxury movie theater iPic and Anthony Franco's Pizza are among the 12 businesses that have signed up as tenants at a large-scale development coming to Fort Lee. Tucker Development, the company developing Hudson Lights, said Monday the retail component of the project was more than 60 percent leased. The 1 million-square-foot Hudson Lights' first phase comprises 143,000 square feet of retail and 276 luxury apartments. It's expected to open in late 2015.

HUD-1 Going Away: Understand New Closing Forms, Procedures 

 

The Truth in Lending Act disclosure is going away as well. In their place will be a new closing disclosure and a new loan estimate. There will be changes to the closing process as well, including a new rule requiring everything to be in place three days prior to closing. And last-minute changes face new hurdles.

Governor Christie Delivers Budget Address  

Govenor Christie delivers 2016 Fiscal Year Budget address:

"We continue in this budget to support key priorities like municipal aid and property tax relief at current levels.

But we should make no mistake- New Jersey, like the majority of states in America, and like our Federal government, faces significant fiscal challenges.

For this coming year, we project that revenues will increase by 3.8%, in line with our recent experience. This means an increase of a little over a billion dollars a year in state revenues with no new taxes."

Existing Home Sales to Non-Resident Foreigners

 

REALTORS� sell homes both to resident and non-resident foreigners.  How have sales to non-resident foreigners been, given that major parts of the world have been in economic slowdowns and that the value of the dollar has been appreciating?

The Answer is "Holding Up Reasonably Well."  As part of the REALTORS� Confidence Index survey REALTORS� provide information on existing home sales to non-resident foreigners.  The level of sales fluctuates from month to month, so the graph presents the data on a 12 Month Rolling basis. READ MORE

Make Your Online Real Estate Platform Work for You  

 

Making your real estate platform work for you

What can you do as an agent to make the most of your system? There are so many ways to stay on top of your prospects and get you closer to that closing table:

  • Log in and look at your prospects' activity on at least a daily basis. Prospects might tell you that they like a certain area or price range, and then you'll later discover that the prospect is looking at a home priced higher than and located an hour away from what's in their search area.
  • Find out what they are searching for and when, so you can think of them the moment your platform sends you a seller lead fitting their "perfect" home requirements.
  • Be sure to stay updated on your prospect's buying time frame; send drip emails and set reminders on your calendar so you know when they are getting close to making a decision.
  • Check to see which homes the lead is sharing via email or social media. If your system tells you a prospect sent that fancy corner lot to her spouse an hour ago, you know to give her a call immediately and offer a showing.
