6TH ANNUAL WISCONSIN RESIDENTIAL REAL ESTATE SUMMIT
     
O ver 200 attendees listened today to an overview of economic conditions in the housing industry across the United States followed by insight from Marquette University's Dr. David Clark who has served as a consultant for the Wisconsin REALTORS® Association, analyzing their quarterly existing home sales.

HOMELESS VETERANS NEED OUR HELP
     
GMAR's Veteran's Committee has been working closely with the Milwaukee Homeless Veteran's Initiative. Most recently, we organized a very successful coat drive.
 
The Homeless Veterans Initiative's food pantry and organization needs the following items:
Food pantry needs:
  • Ramen noodles
  • Saltine crackers
  • Canned fruit
  • Canned chicken
  • Knorr package pasta
  • Canned chili w/beans or without
  • Pasta sauce
  • Stable milk pork & beans
 Furniture needs:
  • Microwaves
  • End tables
  • Irons
  • Dressers/night stands
  • Smaller sofas/loveseats
  • Dish racks 
You can drop smaller items at the GMAR office or bring them to the 6300 W. National Ave. in West Allis.If more convenient, you can drop items at committee chairman, Dave Delahunt's home: 1648 W. Bradford Drive Mequon, WI 53092
In addition, The Homeless Veteran's Initiative can pick up donations in their trucks. You can call them at: 414/257-4111.

SCHOLARSHIPS AVAILABLE       
   
The Greater Milwaukee Association of REALTORS® Youth Foundation will award 7 $1,000 scholarships to children or grandchildren of GMAR members during 2018. 
 
Members must have maintained their relationship with the GMAR continuously for at least three (3) years. Deadline is April 1st. 
 
CASE INTERPRETATION RELATING TO ARTICLE 12: ADVERTISING ROLE IN SALES AFTER CHANGING FIRM AFFILIATION       
   
REALTOR® Q was a non-principal broker licensed with ABC REALTORS® . REALTOR® Q specialized in buyer representation. A prominent feature on her website carried the headline, "I sold these-and I can help you buy or sell, too!" Under the headline was a list of over a hundred street addresses of properties for which REALTOR® Q had found buyers.
For personal and professional reasons, REALTOR® Q chose to leave the ABC firm to affiliate with XYZ, REALTORS® . As she transitioned to her new firm, REALTOR® Q was careful to disclose the name of her new firm in a readily apparent manner on her website. Her website also continued to display the list of properties she had found buyers for during her time with the ABC firm.
ADVERTISING ROLE IN SALES AFTER CHANGING FIRM AFFILIATION      
   
REALTOR® P was a non-principal broker licensed with XYZ, REALTORS® whose forte was listing residential property. Noted prominently on REALTOR® P's website was the banner: "Sold by REALTOR® P!" Under that banner were addresses of nearly a hundred properties REALTOR® P had listed, and which had been sold either through REALTOR® P's efforts or through the efforts of cooperating brokers.
Seeking new opportunities, REALTOR® P ended his relationship with XYZ and affiliated with ABC, REALTORS® . REALTOR® P promptly revised the information on his website to prominently display the name of his new firm in a readily apparent manner. He also continued to display the lengthy list of properties that he had listed, and which had sold, while REALTOR® P was affiliated with XYZ.
  
On March 6, the Wisconsin Policy Forum hosted their inaugural annual meeting to update on organization developments, preview 2018 research projects, and formally swear in officers and trustees. There was a program on transportation planning surrounding the Foxconn development and how it relates to the broader economic development aspirations of the state and region. Elective B - Wisconsin Investment Property and Property Management reviews the different aspects of rental property in Wisconsin. Whether an investor, a property manager, or the licensee negotiating the sale, this course will have something for everyone as the nuts and bolts of rental property are explored. Consider how a licensee influences transactions involving the sale, purchase, or leasing of rental property. Review approved forms and their use in transactions involving rental property. Explore trust account regulations, lead based paint disclosures, and eviction procedure in Wisconsin. Topics also included disposal of abandoned property, registration and permitting, valuing investment property, and the interaction between state law and local ordinance regulating rental properties.

Elective C - Financing focuses on the variety of ways in which a buyer finances a transaction and associated federal and state laws that regulate financing programs. Consider the financing contingencies in the offers to purchase and how cash offers are addressed in the approved forms. Review various loan programs including USDA Rural Development financing and other government financing programs. Explore federal regulations governing the Loan Estimate and Closing Disclosure under TRID and their effect on closing procedures. Discuss alternate transfers including exchanges and lease-with-option transactions. Topics also include seller financing, the SAFE Act, RESPA, and closing documents for buyers and sellers.
