Special Second Lewis Cenker Scholarship Opportunity
Scholarship Deadline - October 1, 2016

There is another opportunity for qualified students seeking a career directly related to the home building industry to apply for the Lewis Cenker Scholarship! Applications are due to HBAG by October 1st, 2016 and recipients will be notified by letter before November 14th, 2016. 

The Lewis Cenker Scholarship Fund is a non-profit organization created in 1977 by the Home Builders Association of Georgia (HBAG) in honor of the late Lewis B. Cenker, an outstanding Georgian and a national industry leader. Scholarships are awarded to qualified students seeking a career directly related to the home building industry. There are eight trustees/directors of the Lewis Cenker Scholarship Fund Committee who comprise the recipient selection committee. Scholarships are awarded on the basis of academic excellence, career goals, letters of recommendation, financial need, and other activities related to their studies. Scholarship awards will be made in an amount established by the Trustees of the Fund.

Builders Engaging Associate Members (BEAM) Award 

The HBAG Builders Engaging Associate Members (BEAM) Award has been simplified and is now available online!
 
The BEAM Award is bestowed on one builder or one local entity that best exemplifies the motto, "It's good business to do business with a member." This award serves to encourage builder members to use the goods and services offered by member companies and to recognize the builder or local entity that exemplifies this vitally important teamwork. 

Nominations are due to HBAG by August 12, 2016. The HBAG winner will be announced at the HBAG Fall Board Meeting in Jekyll Island on September 22nd. The state winner will then be submitted by HBAG to compete at NAHB. The winner of the NAHB BEAM award will be announced at the Associates' Awards Breakfast during the International Builders' Show (IBS).

HBAG's Member Rebate Program lets builders and remodelers receive cash rebates for using certain manufacturers' products in the building and remodeling of homes. There are currently 54 participating manufacturers covering 35+ different product categories.

ALTERNATIVES FOR SOUTHERN PINE HEADER SPAN COMPIANCE
A letter from HBAG President Neal Davis concerning Southern Pine Header Spans
 
HBAG continues to work on your behalf to address concerns caused by the downgrade in design values of No.1 grade Southern Pine.
 
Attached is a helpful letter from the American Wood Council which addresses footnote "b" in Tables 2308.9.5 (IBC), 2308.9.6 (IBC), R502.5(1) (IRC), and R502.5(2) (IRC). This letter offers two suggestions that designers/builders/framers may use an alternative and which building code officials may rely on as acceptable for using #2 grade southern pine in lieu of #1 grade southern pine for headers and footers.
 
Alternatively, other wood species as listed in the code referenced tables, such as, #2 grade Spruce-pine-fir or Doug-fir-larch or Hemp-fir dimensional lumber may be used to meet this requirement. In addition, subject to local approval, engineered wood solutions, such as, light wood trusses, I-joists, LVL, LSL or PSL stand lumber, etc. may also be used in lieu of No. 1 southern yellow pine as required by table footnote "b" for girders and headers.
 
By GA law, the responsibility for the administration and enforcement of the State Minimum Standard Codes ultimately lie with the local government code official, including acceptance of alternative methods or materials.  The information in the letter should be very helpful in your discussions with your local code officials. I provided this information to Coweta, Fayette and Meriwether counties and they are accepting these alternatives based on the engineering data provided by AWC.

HBAG VACANCY FOR VICE PRESIDENT/SECRETARY

HBAG has a vacancy for the Vice President Secretary position for the Home Builders Association of Georgia. It is the duty of the nominating committee to qualify candidates seeking this position. The nominating committee shall oversee the election and may set such rules as it deems necessary to have an orderly election and fulfill the requirements of the bylaws.

In accordance with the HBAG bylaws, a candidate for office must make known to the nominating committee, in writing, his or her intentions to seek that office, by a specified time. Below is a list of offices and the required written notice period.

Golf Tournament for B-PAC
B-PAC Chairman Mark King invites all HBAG members to participate in a golf tournament fundraiser at the Jekyll Island Golf Club on Tuesday, September 20, 2016. The tournament will begin at 1:00 pm and will be played at Jekyll Island's Pine Lakes Course. Sponsorships are still available for individual holes and other opportunities. Golfers can sign up individually or as a foursome at a rate of $100 per golfer.

JIM CHAPMAN IN THE NEWS: STATE- AND NATIONWIDE
 
As 2016 Chair of NAHB's 55+ Housing Industry Council, Jim Chapman was recently profiled in the Association's online magazine, 55+ Housing: Meet the Chair.
 
In the article, he remarks about the 55+ market that "Homebuilding is still the tortoise in this race, but we'll be seeing smarter builders and less volatility, for slow, steady growth for the foreseeable future."
 
But that doesn't mean the 55+ market is slowing down. "It's now growing 4-7% a year - the fastest-growing component of the single-family sector."

In the June 2016 issue of Georgia Trend, Anna Bentley interviewed Jim extensively for her feature article, Actively Aging, Resort-style amenities, low-maintenance homes and built-in social networks: Meet the revamped retirement community.
 
She writes: "Jim Chapman, president of Atlanta-area active adult community firm Jim Chapman Communities, estimates that in more than half of the homes in his communities, at least one member of the household still works. He's also noticed a downward trend in the age of his homeowners, moving from 72 six to eight years ago to 62."
 
Jim notes: "There's this huge group of 60-85-year olds who...really very much wan tto live on their own, but they don't want to maintain their yard and they don't want to maintain their home. They want to buy a house that has maintenance free materials. They want a house that allows them to age in place."
