The more exclusive neighborhoods and custom homes are taking longer than the averages to sell and in many cases up to a year but anything priced under $300,000 should sell in less than 60 days.
Our buyers in the higher price ranges are fewer.
We have 60 homes on the market in Lake Havasu City that are priced above $600,000. I found one that has been on the market 4336 days. How many years is that? A few in my browsing search have been on the market over a year.
I have a point to make if you are a seller in this category and you have been on the market for a while.

- If you are getting no showings it is because you are overpriced.

What will NOT SELL? Overpriced. The buyer determines the value of your home compared to others they see. In these days of internet our buyers have a wealth of information available before they even meet with us.
The market is dynamic and we cannot discount recent sold data. We are gated as Realtors by appraisals and recent sold homes even under priced ones can change a market.
