HOW IS REAL ESTATE 2018?
Note the chart on the side. We are entering the best time to sell. We never know what next year brings. Real Estate cycles are unpredictable.
Right Now Just the Facts:
Homes are selling almost as soon as we can get them listed in many cases now.
The more exclusive neighborhoods and custom homes are taking longer than the averages to sell and in many cases up to a year but anything priced under $300,000 should sell in less than 60 days.

Our buyers in the higher price ranges are fewer.
We have 60 homes on the market in Lake Havasu City that are priced above $600,000. I found one that has been on the market 4336 days. How many years is that? A few in my browsing search have been on the market over a year.

I have a point to make if you are a seller in this category and you have been on the market for a while.
  • Hello...it is not your Realtor that is causing you to stay on the market. We just don't enough buyers in the higher price ranges.
  • If you are getting no showings it is because you are overpriced.
It is only your Realtor that causes you to not sell if you choose an inexperienced one. All top producers have similar marketing plans. We will all modify our marketing plan to accomodate your wishes if you have special requests.

What will NOT SELL? Overpriced. The buyer determines the value of your home compared to others they see. In these days of internet our buyers have a wealth of information available before they even meet with us.
The market is dynamic and we cannot discount recent sold data. We are gated as Realtors by appraisals and recent sold homes even under priced ones can change a market.

Don’t Wait to Sell Your House! Buyers Are Out Now
Recently released data from the National Association of Realtors (NAR) suggests that now is a great time to sell your home. The concept of ‘ supply & demand ’ reveals that the best price for an item is realized when the supply of that item is low and the demand for that item is high.
Let’s see how this applies to the current residential real estate market.
SUPPLY
It is no secret that the supply of homes for sale has been far below the number needed to sustain a normal market for over a year at this point. A normal market requires six months of housing inventory to meet the demand. The latest  report from NAR revealed that there is currently only a 3.6-month supply of houses on the market.
Supply is currently very low!
DEMAND
A report that was just released tells us that demand is very strong. The most recent  Foot Traffic Report  (which sheds light on the number of buyers who are actually out looking at homes) disclosed that “foot traffic grew 10.5 points to 52.4 in March as the new season approaches.”
Demand is currently very high!
Bottom Line
Waiting to sell will only increase the competition between you and all of the other sellers putting their houses on the market later this summer. If you are debating whether or not to list your home, let’s get together to discuss the conditions in our market.
