Safe Heat for Small Spaces 

 

When the weather varies as wildly as it does in Colorado, heating can be an issue. For some properties, you have to pick a time to turn it all on and stick with it, even if that means you're risking a few cold days if you wait too long. For others, outdated systems that have to work too hard leave certain units lacking in the warmth department all winter. Whatever the case, a simple alternative for bursts of warmth are space heaters. 

  • Honeywell Energy Smart Cool Touch: For just $50, this little heater will pack a punch and won't rack up energy bills. It maintains a consistent temperature, oscillates to heat the whole room, and will turn off if tipped over.
  • DeLonghi Dragon 4 Radiant Heater: Like a little radiator on wheels, this heater takes on the whole apartment with gusto. And for $100, it's well worth the warmth you'll get all winter.
  • Dyson Hot + Cool: If heat is an issue, then chances are good that cooling is as well. Everything Dyson makes is great, and this is no exception: oscillating, safe heat in the winter, and a cool blast in the summer. It angles, works by remote control, and has a temperature control you can set and forget.

Heat Things Up!
 

If one of the big selling points of your property is the promise of warm fires in the fireplace, you will want to make sure that's a safe bet for each of your residents. Chimneys can erode over time, not to mention the crud that accumulates on the inside when not properly cared for.

  • Clean out the fire box portion of the chimney, getting all the excess ash and debris out.
  • Cover the floor of the fire box with something to protect your clothing, and slide in on your back, as if you were working on a car. 
  • While looking up, have an assistant open and close the flue, checking for broken hinges or a flue that otherwise opens improperly. 
  • Use a flashlight to check for obstructions in the chimney, noting any areas where other light may come through or where it looks like it may restrict the flow of air.
  • If you can safely get onto the roof, check from the top down as well, and inspect the base of the chimney to make sure it is still properly sealed into the roof.

 If you notice anything afoul, make a note of it and call in a professional before attempting to clean or repair it yourself!
