GOT UTILITIES?: An on-going problem is when I show up to a house and starting an inspection only to find that one or more of the utilities are locked out. That sets off problems to everyone- me, the buyers, the sellers and both agents.
I tell my buyers that I still collect my fee at the time of the inspection which doesn't sit well with them. Then the sellers are notified that I charge extra to return which doesn't sit well with them either. Then having to re-schedule another inspection time doesn't sit well with agent's time or the seller's either.
Quite frequently, nobody bothers to check if all the utilities are on prior to my inspection. Most sellers don't know it's usually their responsibility.
