Kettlestone Design Standards Monthly Feature: Streetscape Diversity
The overall success of the Kettlestone corridor is closely linked with the quality of architecture and landscaping throughout the development. Waukee encourages developers to incorporate natural and interesting elements into their designs, and a recurring theme across all development uses is streetscape diversity. Streetscape refers to the visual elements of a street, including the road, adjoining buildings, street furniture, trees and open spaces that combine to form the street's character. Streetscape is an important part of the overall Kettlestone experience, contributing to a peaceful, natural atmosphere where visitors can escape bustling urban life.   
 
The Kettlestone Design Guidelines take a holistic approach, communicating the key role of diverse building materials and site landscaping in the overall streetscape. For residential uses, the guidelines recommend individual entryways and front yards immediately adjacent to the sidewalks. For retail and office uses, developers are encouraged to activate the first floor of their buildings with plenty of windows and distinct architectural features, creating a welcoming environment for pedestrians and a visually appealing environment for drivers as well. Developers' architectural creativity joins Waukee's dedication to incorporating natural features, such as kettle ponds, greenways and trails to create a unique ambiance throughout the entire development.

Des Moines Business Record Praises Kettlestone

The opening of Grand Prairie Parkway in December brought some flattering attention from the Des Moines Business Record.  Business Record Senior Staff Writer Kent Darr is working on in-depth pieces about the new development. In his December 30th article, he referred to Waukee's Kettlestone as "a development rainmaker".

In the article, Darr writes about the 8,000 vehicle count from Day 1 of the roadway's opening and specific development projects anticipated along the Kettlestone Corridor. He also quoted Knapp Properties Founder Gerry Neugent as saying, "This [Kettlestone] is unique at least to the Central Iowa development community that I've been involved with," ... "You just haven't seen this kind of proactive master planning before the first user was there or before the interchange was there."

Kettlestone Residential Areas Filling In Fast

The blue sections of Kettlestone shown on this map were recently developed, while the red sections signify construction in progress. 

Developer interest in Kettlestone has increased significantly in recent months. Many pending commercial  projects are still in the early planning stages. But, residential Kettlestone areas have seen quite a bit of progress already.

The areas shown in blue show 212 single-family homes that were completed in Kettlestone in the last two years. The areas shown in red (other than the Kum & Go and Waukee Innovation and Learning Center blocks) are set to see great residential development in 2016. City officials anticipate the following:
  • Construction and completion of 54 single-family lots within the Bluestem Development 
  • An additional 38 single-family lots within the Kettlestone Ridge Development
  • Approval and construction beginning on 136 rowhouses and a 216-unit multi-family project within the Cove at Kettlestone Development
These upcoming development projects will contribute to the ever-growing number of building permits issued by the City of Waukee. 2015 was a record-breaking year with 900 building permits issued.
