Thanks for expressing interest in updates on the new Kettlestone development in Waukee, Iowa. This newsletter will serve to keep you in the know on all of the latest construction, along with the committed retailers and developers who become a part of this unique and dynamic development. 
The Kettlestone Design Standards will help guide developers through general site planning, architectural and landscape design, sustainability, lighting, storm water management and signage. 
Kettlestone Design Standards Monthly Feature: Landscape Design
Within the Kettlestone corridor, the City has made a major commitment to greenways, plantings, community lakes and retention ponds, and open space. Developments in Kettlestone will incorporate natural elements in the individual site designs that complement the City's investment and capitalize on the views of the greenway system.

Throughout Kettlestone, Iowa's oak savannahs and native prairies made up much of the landscape before agriculture became the corridor's principle use. Developers and designers are encouraged to consider the area's geological history and strive to plant open space areas with native species to reestablish naturally functioning ecosystems.

Parcel development should consider existing landscaping first, and buildings should be designed to promote pedestrian connectivity and relationship with outdoor spaces. Buildings can be oriented to take advantage of natural light, and regional stormwater detention can provide a sustainable, practical aesthetic that complements the overall development.

Throughout the development, building projects are encouraged to further the City's sustainability efforts by incorporating native landscape and sustainable building strategies.

Kettlestone Master Plan Recognized with ASLA Award
The Kettlestone District Master Plan, developed by Confluence, was awarded an Honor Award for Planning and Analysis by the Iowa Chapter of the American Society of Landscape Architects (ASLA). The Honor Award is the highest level of award, and it recognizes exceptional creativity and imagination in landscape architecture.

The planning effort included updating the previous market study, redefining the open space and greenway plan, and developing concepts for branding the City of Waukee's Kettlestone development. A unique feature of this corridor is the extensive greenway that the City of Waukee has been developing in conjunction with roadway construction. This greenway provides recreational opportunities and functions as a regional stormwater detention facility and will directly benefit landowners as they can increase their development densities by utilizing land normally set aside for detention. 
Kum & Go's Kettlestone Store Set to Open Mid-June

The new Kum & Go convenience store in Kettlestone will soon open its doors. Construction has been ongoing since last October, and the much anticipated opening day is now set for the middle of June. 

This new Kum & Go store will:
  • be larger than most other Kum & Go locations with a greater focus on fresh market food.
  • include a covered outside plaza/dining area.
  • feature a design that coincides with the Kettlestone Design Standards.
It is located on Grand Prairie Parkway just near the I-80 Interchange.
