To start with, we have relocated our office in Jaco. Now you will find us at Acqua Condominiums, right at the main entrance to the left of the guard house, on the 2nd floor. Buying Land in Costa Rica
There are some relevant things you need to take into account when considering buying land in Costa Rica. First, you need to know if you are being offered ownership rights or occupation rights. Occupation rights pertain to land that has not been registered, cannot be title-searched and must go through a long process in order to be registered. Ownership rights, on the other hand, are registered and are equal to the concept of land ownership in the United States or Canada.
 
Fee Simple Title.  This type of ownership grants foreigners the same rights Costa Rican nationals have, such as absolute right to materially own, use and enjoy the property, sell it, lease it or improve it, subject only to conditions outlined in Costa Rican Law. Buyers who purchase Fee Simple title have the most rights under the law to enjoy and use the property as they see fit.
 
Concession Land. Concession Land is owned by the government and ruled by the Maritime Zone Law and other specific regulations. It includes the first 200 meters measured horizontally from the high tide line. The first 50 meters measured horizontally from the high tide line is public and not available for ownership of any kind. The following 150 meters are available for Concessions to be granted. In this case, the government grants a private party the right to use and enjoy the land for a pre-determined period of time (which could be renewed). Unlike Fee Simple property, foreigners do not have the same rights as citizens when it comes to purchasing concession property. NOTE: Unlike 95% of the beachfront properties in the country, the beachfronts in Jaco are not subject to concessions. They fall under Fee Simple.
