"I went from being just another employee at my former job to feeling like I belong to a family that legitimately cares about me and its business partners."
Samantha O'Donnell joined  the A-1 Orange Customer Service Team in August 2016, and she is often the voice answering our busy phones. According to Samantha, A-1 has "a great office staff to work with, and a great work environment. The business partners are amazing, many with long-term business partnerships with A-1."  She enjoys building new skills and learning about A-1 Orange, and that no two days are ever the same. Prior to coming to A-1 Orange, Samantha was an Admin Assistant/Receptionist at a law firm in downtown Orlando.
She was born in Akron, Ohio, but has lived in Florida most of her life. She is married and is the mother of three "fur babies," two Skye Terriers named Bella and Tali, and a Blue Tort Holland Lop dwarf bunny named Sweet Pea. In her free time, she enjoys spending time with family, getting lost in a good book, traveling, cooking, and eating (loves trying new restaurants and foods), and catching up on one of the many TV shows that she follows.

January is a Welcome Time of
New Beginnings and Goals.

At A-1 Orange, Our #1 Goal is Always to Deliver the Best Customer Service.
Finally, our dry season! Did you spend a good deal of time last year dealing with urgent leak repairs and occupant issues/complaints caused by water intrusion? Carin Mack, A-1's Specialized Services Coordinator, has put together a list of five (5) reasons to address waterproofing sooner rather than later.  See article immediately below this column. If you need ammunition to make this a budget priority, she makes some great points!
Call your A-1 Customer Service Team Member or 1-800-874-6207, and we'll get you an estimate on your work quickly. If you have an estimate on waterproofing that is more than 30 days old, we may need to revise it for nominal material prices increases. Call or email Carin Mack ,   Terri McGee , or Kim Smalls today!

Does Your Building Have Ongoing Water Intrusion Issues?

Five Important Reasons
to Prioritize Waterproofing!

Ongoing water intrusion can be costly, destructive, dangerous and unhealthy. Don't ignore your water problems, call today to schedule your waterproofing services or to get an estimate.
1. Prevent Loss of Rent. The last thing you want as a building owner is to have all or part of your property uninhabitable due to water leakage. Loss of rental income and reputation is more expensive than waterproofing.

2. Guard Against Electrical Safety Hazards. Water and electricity don't mix. If wiring is exposed to water leaks, there is a very real danger of fire or electrocution with resulting liability for any damages or injuries incurred by your tenants.

3. Protect Against Structural Damage. Water rots timbers, rusts metal, and causes a form of degradation known as concrete cancer. Destructive termites are also attracted to dampness. Long-term water damage can be a major structural disaster waiting to happen.

4. Avoid Threats to Tenant Health. Ongoing dampness causes mold, mildew and bacterial growth, and can make your building "sick". This can trigger allergic reactions and lead to serious illnesses. "Sick" buildings can become difficult to lease.

5. Prevent Pest/Hygiene Issues. Cockroaches, rats, mice and other pests are attracted to damp areas in a building, which not only poses a health risk for the occupants but also leads to ongoing extermination costs for the owner.

Christie Crosby, RPA
Senior Property Manager,
Piedmont Office Realty Trust

Since October 2015, Christie has been responsible for all aspects of management of SunTrust Center. She was previously with  Manulife/ John Hancock, Colonial Properties Trust, and Dunhill Management Corp. Like many other people, property management "found" Chris-tie. While working as a bank teller in college, an owner of a local commercial real estate company asked if she wanted a job, which led to office manager and then to leading agent for a commer-cial real estate company. This all led to the chal-lenging, wonderful field of property management.

Q  What is the last major project you finished on a building?
A:  A complete overhaul of a complex electrical system serving our building.
Q: What is your top concern today or this month?
A:  Doing the best that I can to uphold the values of the company that I work for "Adding Value Through Stewardship," while serving my building tenants to the best of my ability.
Q:  Do you have any resolutions for the new year?
A: To be kinder, simplify my life, learn Spanish, drink more water (to name a few).
Christie grew up on the Florida Space Coast. She enjoys cooking, shopping, hanging out with family and friends. A graduate of UCF, her favorite sports teams are the UCF Knights and the Florida Gators.
