Serving as the central hub of a healthcare system serving eight counties, Seguin's Guadalupe Regional Medical Center (GRMC) continues to grow and gather accolades in customer satisfaction, services provided and quality of care.
In 2010 GRMC embarked upon a $102 million dollar renovation and expansion project that has resulted in a 300,000 square foot ultra-modern medical facility designed to meet the healthcare needs in a region whose population grew at a staggering 48 percent between 2000 and 2010. Named to America's 100 Best Hospitals for Orthopedic Surgery by HealthGrades, an independent source of hospital quality ratings, GRMC is the only hospital in either the Austin or San Antonio regions to receive this prestigious distinction- but, they weren't done there.

Each year, GRMC admits more than 5,300 patients, serves 111,000 outpatients, treats 30,000 emergency department visits, delivers more than 750 babies, and performs 3,000 surgeries.

The Guadalupe Regional Medical Group (GRMG) and GRMC, continue to grow and expand-not only with exceptional physicians, but with state of the art facilities. This October, the GRMG opened the doors to a facility that would soon change the game for healthcare in our area.

The Medical Terrace at Guadalupe Regional Medical Center, the latest addition to the hospital campus, houses eight multi-specialty physician and drastically expands physician practices.

The Medical Terrace at GRMC is a two-building complex nestled among legacy oak trees at the south bend of King Street. Its two, 8,000-square foot buildings are named Palm and Cypress, as a reflection of its surroundings and the nearby Guadalupe River.

The Palm Building currently houses Frank Wright, MD,  primary care and Daniel Okorodudu, MD, endocrinology.  Pain management specialist Stewart Zweikoft, MD will be moving into the Palm Building early 2016 and GRMG will be welcoming Elena McAtee, MD, primary care in February.

The Cypress Building houses two neurologists (Kevin McMahon, MD, and Colin Sanner, MD), a rheumatologist (Humayun Beg, MD) and an orthopedic spine surgeon (Zachary Garza, MD). Additionally, the Cypress Building will offer outpatient x-ray suite in the near future.

Early this month, community representatives were invited to a Ribbon Cutting and Open House celebrating the opening of the Medical Terrace. The celebration included of a tour of the facility in which guests got a behind the scenes look at both the Palm and Cypress buildings, and the medical equipment and aesthetically pleasing art within the buildings.

With the growth of Seguin's general population and as the size of the medical community continues to grow, it was recognized that practitioners need additional space to practice their trades and to provide a warm welcoming environment that supports the physical and aesthetic needs when caring for  patients. Thus the Medical Terrace was built with the patient central to the overall vision.  On October 10, 2016, the full vision for the Medical Terrace was brought to life for the Seguin Community.

The Medical Terrace encompasses all three aspects of the group's vision: full range healthcare services, patient focused and convenient location. Providing a wide spectrum of care- from everyday primary care, to intricate specialties such as endocrinology and rheumatology, the Medical Terrace is truly a remarkable facility that offers these full range healthcare services not only in one city, but in one location. With the primary focus being on the patient, the Medical Terrace allows residents of Seguin and its surrounding communities to receive high quality care at GRMC, and then follow up with specialty physicians, all in one convenient location.

Chief Executive Officer of GRMG, Tasha Montez, PhD, MA, CCC-SLP, adds a wealth of knowledge to the local healthcare community with over 15 years of clinical and administrative healthcare experience. Serving as a key asset in bringing the vision of the Medical Terrace to life, Montez emphasizes the important role the new facility plays in our healthcare community.

"With the amount of growth being seen in the area, being able to fully address the medical needs of our patients is imperative to the health of our community. We are fortunate to have such comprehensive, diverse medical specialties available in Guadalupe County. Specialties such as endocrinology and rheumatology are typically limited to more urban, metropolitan areas such as Dallas/Fort Worth, San Antonio and Austin. GRMG's recent expansion provides patients with access to these subspecialties all in one community, and furthermore, in one location," Montez explained.

Montez continued, "Having a diverse range of specialists in one location truly aids to the individualization of patient care, as it allows physicians to work closely together and enhances communication between the different specialties. It has been an honor working with each and every physician in Seguin to collectively adapt to evolving patient needs."

When assessing the overall quality of life in a community, available healthcare options reign in at the top of the list.

"GRMG's expansion of healthcare services to Seguin and its surrounding communities is truly a remarkable addition to our community, said Josh Schneuker, Director of the Seguin Economic Development Corporation (SEDC).

"With a growing population of over 30,000, it is crucial that our community be able to provide full service healthcare to its residents. Furthermore, local healthcare plays a critical role in recruiting new business, expanding existing business and developing Seguin's workforce," Schneuker continued.

Robert Haynes Chief Executive Officer of GRMC and SEDC Board President stated "We were excited to attain access to the property on King Street and continue the transformation of that area into a state of the art Medical Plaza. Acquiring this property provided us the opportunity to enhance the existing community of excellent healthcare providers and add new services that would otherwise require community members to travel out of town to obtain."

Fortunately, Seguin and its surrounding areas continue to experience growth in the healthcare sector and continue to provide a variety of medical facilities and professionals that offer full-service, state-of-the-art healthcare. The comprehensive services provided locally by our compassionate healthcare professionals, minimize the need to travel to Austin or San Antonio to receive care and enhance Seguin's competitive advantage. With the recent expansions and advancements made in our local healthcare system, residents of Seguin and surrounding communities enjoy short travel distances, reduced wait times and the support of friends, family and community throughout treatments.

The landscape of Walnut Street changes once again, as a new multi-family development comes to Seguin.

Situated in the center of Seguin's most established retail, Walnut Grove Apartments offers Seguin residents luxurious lodging in the heart of town. Located across the street from Seguin's new 100,000 square foot HEB, the 116 unit apartment community offers lifestyle convenience while still maintaining a cozy, quaint environment for its residents.

Over the past year, central Seguin has set the tone for business expansion throughout the city, with many nationally known retailers entering, returning and expanding in the area. In addition to the newly opened HEB, this area of town has also been garnished with the addition of two multi-tenant retail centers together offering 16,800 square foot of premier commercial real estate, and housing national and local tenants such as Payless Shoe Source, Supercuts and Fancy Nail Salon and Spa. Also anchoring retail and entertainment in central Seguin is long term tenant, King Ranger Theater.

Located at 1400 East Walnut Street, the Walnut Grove apartment community capitalizes on Seguin's growing population and expanding business climate. Owned by the MacDonald Company of Kerville, this multi-family residential project is the first of its size to be constructed in the Seguin since 2010.
Along with a convenient location, Walnut Grove offers its residents generous square footage, an array of added amenities and designer finishes.

The 116 units in the community introduces three spacious floor plans ranging from 768 to 1,316 square feet of living space. The one, two and three-bedroom apartment homes each feature black energy efficient appliances throughout the kitchen, granite countertops, in unit washers and dryers, 9-foot ceilings, crown molding, large walk- in closets, ceiling fans, spacious balconies and so much more.

The pet-friendly community is equipped with various added amenities free of cost for residents including a resort-style pool and sundeck surrounded by beautifully landscaped grounds, a 24 hour, state-of-the-art fitness facility, an executive business center, and a cozy Clubhouse offering a cozy environment, complimentary refreshments and free Wifi.

Laura Wingfield, Regional Supervisor for Walnut Grove, says that there are various aspects of this community that make it the perfect place to call home.

"Walnut Grove offers residents a convenient location and a luxurious lifestyle- all at an affordable cost," Wingfield says.
"There are a lot of people that work in Seguin, but live in other cities throughout the region. Walnut Grove provides these people with the chance to live and work in the same town-giving them back two to three hours of the day and more importantly, improving their quality of life."

With comparable market value rates, the one, two and three-bedroom apartment homes range from $899- $1,379 per month.
Tracie Cannon, Community Manager, says that there are many attributes to Walnut Grove that make living here a truly unique experience. "Walnut Grove offers apartment homes with generous square footage and equipped with quality furnishings, but more importantly- Walnut Grove offers a friendly, cheerful environment that promotes a sense of community in its residents.

"We want to create an apartment community not an apartment complex," says Cannon. "We want people to make this place home- we want residents to get to know their neighbors and for them to be able to build trust and camaraderie amongst each other."

According to management, there will be various community events throughout the year that provide residents with the opportunity to get to know each other. Walnut Grove has partnered with FitCasa, a third party company specializing in organizing community events like wine tastings, barbeques, cooking classes, fitness classes, painting classes and more.

Walnut Grove is currently offering 5% off of monthly rent to certain preferred employers in the area such as local law enforcement, health care workers, city, county and school district employees and to various other principal employers in Seguin.

Boasting convenient location, quality furnishing, luxury living and a sense of community, Walnut Grove creates another exceptional option for housing in Seguin. "Upscale living meets competitive pricing at Walnut Grove," says management. Furthermore, "Walnut Grove ensures quality customer service by providing leasing consultants that will guide potential residents through each step of the rental process," says Cannon.

Each year the Texas Economic Development Council (TEDC) recognizes select member cities for their exceptional contributions toward the economic vitality of their communities and the state of Texas. The Community Economic Development Awards (CEDA) program acknowledges each award recipient for their creativity, leadership, and partnership in the achievement of business retention, business recruitment and community improvement.

This year, the CEDA committee received applications from 30 member communities. Communities were then judged on five criteria: innovativeness, transferability, community commitment and leverage, measured objectives, and secondary benefits.

The Seguin Economic Development Corporation (SEDC), is proud to announce that upon submitting the Niagara Bottling LLC. project, Seguin was named the recipient of the 2016 CEDA award for populations of 15,001 to 40,000.

SEDC staff was pleased to have our SEDC board members, our City Council and Niagara Bottling help us celebrate this accomplishment at the TEDC Annual Conference Award's Luncheon.

The 2016 CEDA recipients are as follows:
Population 5,001 - 15,000: Athens
Population 15,001 to 40,000: Seguin and Terrell
Population 40,001 to 100,000: New Braunfels
Population 100,001+: Abilene

Encompassing each aspect of the award criteria, (innovativeness, transferability, community commitment and leverage, measured objectives, and secondary benefits), the Niagara Bottling project proves to be truly exceptional.

Briefly stated, the project consisted of $85,000,000.00 in capital investment and a 557,000 square foot facility for the production of water, plastics and bottles. In the process of working to recruit the business to Seguin, Seguin's Economic Development team worked aggressively on the negotiation of a local incentives package to successfully create 75 jobs in the first phase of development, with total employment expected to rise to over 100 jobs at full build out, thus expanding Seguin's workforce.
Niagara's creation of jobs and capital will have far-reaching economic impacts on the city, region, state and the company on a global level.

"When Niagara first approached us, we were told that community fit was the main criteria assessed when evaluating potential locations for the new facility. We took this to heart and showed them every nook and cranny of Seguin. Obviously, they were impressed with us - our citizens, our community spirit, our skilled city staff, and the beauty and culture of Seguin. This award proves that the world outside of Seguin is taking notice. Around the state, we are known as the Seguin Miracle, and I am so very proud to be a part of it," said Mayor Don Keil.

One of the clear differentiating elements in this project was innovativeness- especially in terms of timing. The first meeting with Niagara Bottling was in the spring of 2015. The timeline that existed on the project was short, as they wanted to break ground on their facility by the summer of 2015. With combined regional efforts, Niagara successfully began operations in the spring of 2016.

SEDC staff is continually humbled by the trust, confidence and willingness that Seguin's regional partners placed our staff as the principal in the project. Furthermore, SEDC staff would like to recognize the regional teamwork that allowed Seguin to prevail over competing communities for the project.

"This project is a true depiction of how different organizations throughout the community, come together to make big things happen in Seguin. The SEDC would like to thank the Mayor and City Council, City of Seguin Staff, Guadalupe County Judge and Commissioners, Niagara Bottling and our SEDC board members for helping us celebrate this community-wide achievement," said Josh Schneuker, Director of Economic Development.

The TEDC provides information, education and legislative services to its members to foster the expansion of existing businesses, the location of new firms and the development of strategies that promote a positive business climate in Texas. With more than 850 members, the TEDC is the largest state economic development association in the nation.
