Buyers are paying 10 percent to 14 percent more for houses with "green" certifications than for comparable homes without, recent research shows. A Harris Interactive Poll of 2,145 Americans also recently found that 49 percent considered "eco-friendly" features more important than luxury items in a home (31 percent).

More than 180 of 850 Multiple Listing Services in the United States are including "green features" in listings, according to the Illinois Association of Energy Raters, which performs home-energy audits. Trend MLS, which serves the Philadelphia region, provides a section in listings for "green remarks," said Chris Somers of Re/Max Access, in Northern Liberties.

James Maransky, president of E-Built L.L.C. and builder of the Icehouse, in Fishtown, said the nineunit second phase of the Leadership in Energy and Environmental Design Platinum-certified project sold in June at $336 a square foot, 10 percent above the market.

The biggest obstacle to obtaining higher prices "is without a doubt the appraisal process," Maransky said, "which is where the green premium many times falls apart."

He said he sits down with each appraiser before the process begins, and "force-feeds" information on LEED certification and green features.

February 24th marked the third annual EfficiencyCrafted Recognition Lunch for Builders and Raters in Ohio. The event was held at Nationwide Arena, home of the Columbus Blue Jackets and featured former Blue Jackets Player and Fox Sports Ohio Color Analyst, Jody Shelley. A Blue Jackets Morning Practice Skate and tours of Nationwide Arena kicked off the day.

EfficiencyCrafted is a program sponsored by AEP Ohio and Columbia Gas of Ohio and designed and managed by MaGrann Associates together with our marketing development partner, Burkholder Flint. Participating builders are able to use advanced construction practices, design details and materials that meet high standards of energy performance and ensure savings for decades to come.

During the Builder/Rater event, Shelley spoke to 97 attendees about his extensive career
Jody Shelby speaking at the event.
as a professional hockey player and how the parallels of going above and beyond what is required to win a game are similar to EfficiencyCrafted Builders going above and beyond current code requirements. Various levels of awards
were presented to thank and recognize Builders and Raters for outstanding achievements towards energy reduction and their participation in EfficiencyCrafted. "Builder participation in EfficiencyCrafted continues to increase along with a decrease in HERS scores of 57 on average in 2014. The quality of energy efficient homes available to consumers across the AEP Ohio and Columbia Gas of Ohio territory is a testament of the Builders who make a great product," said MaGrann's Midwest Region Manager Teresa Bowers.
