ceiling misconceptions

A common request I receive from commercial clients is to remove the acoustical ceiling and lights from a space and be left with a simple "open ceiling" plan.  The misconception is that this type of "open ceiling" finish will cost less than a typical acoustical or "drop" grid ceiling.  The reality is that in most cases the "open ceiling" is more expensive.

 

Consider that when acoustical ceilings are removed, you are typically left with standard troffer lights that often can't be re-used again.  Most everything above the ceiling will need to be removed such as HVAC flex ducts as well as flexible electrical conduits. 

 

In fact, often times you are left with demising walls that will need to be finished, a roof deck that will need to prepped and painted.  Then new solid spiral ductwork to be will need to be installed along with new light fixtures suitable for an open ceiling look.  Fire sprinkler systems, computer and data cabling as well as gas lines may also need to be reworked and relocated to accommodate this new open look.

 

Serious consideration should also be taken as to the new acoustics created with possible exposed metal roof decks and bar joists.  Additional money may need to be spent on sound dampening panels and insulation. 

 

So beware of what you think is as simple request to lower your build-out costs - when in fact it will most likely result in the opposite.

Conference Technologies hired Construction DesignWorks last summer to help with the pre-planning process for their new, state-of-the-art office located in Overland Park, KS. 

 

We worked closely with Branch

Director Jimmy LoMonaco as well as Joe Dale, LEED, AP with Dale Architectural Services, Inc., from St. Peters, MO.  This was a very fast paced schedule! Construction began in November, and ended with an opening at the end of December, 2011.

 

The project included drastic exterior renovations, a new parking lot & curbs, as well as new landscaping.  The interior was completely gutted and the new floor plan included several conference rooms, ADA restrooms, a break room and a open "bullpen" for the office personnel.

In the summer and fall of 2011, CDW was hired by Continental Business Park in Shawnee, KS to build-out 28,000 SF of office & warehouse space in its new building.  CDW provided full service tenant improvement services for one of Continental Business Park's new tenants, Wrap It Up! 

We worked closely with franchisor owner Brian Porembski to design a space that would optimize the space for his employees and customers.

 

The result of the construction is an impressive space that includes an open site design - allowing the customer to learn about the product in the spacious reception area as well as view the production rooms through floor to ceiling glass curtain walls.
