Investing vs Speculating...That is the question?

  

One of the major reasons I've always been drawn towards real estate investing is because I'm able to conduct my own due diligence and determine whether or not a market is ripe for growth or whether it is being fueled by nothing more than speculators. Let me be clear...If you are "speculating" that a market is poised for growth you are not investing...In fact, I would be so bold to say that you are in fact gambling and you should really evaluate your strategy given the amount of capital that is usually in play! Although this may come as a surprise to many, real estate investing should not be sexy, it should not be exciting and it certainly should not keep you up at night...In fact, I've always said that real estate investing should be boring in nature and should be based on sophisticated due diligence and sound economic fundamentals like GDP growth, job growth, population growth etc. Although this may not sound like a "sexy" or "exciting" way to go about your real estate investing activities, they are critical components to ensuring you make the right investments in the right areas at the right time!
