The 800-Meter Rule!


In today's age, people now measure their commute to work in minutes as opposed to miles. It is for this reason that improvements pertaining to transportation infrastructure and access to existing transit lines are still one of the driving variables whenever I'm analyzing a specific market/property. A rule of thumb for many investors (including myself) is that properties within 800 meters to major transit lines will always provide the biggest opportunity for above market rents and long-term appreciation. The reason 800 meters "appears" to be the magic number is because that is what "most" people would consider walking distance. This theory continues to be played out time and time again within the City of Toronto and many other cities within North America as high-rise development continues to be predominately centralized along all major transit lines. Although this is just one of many components I look for when conducting due diligence on a specific property/opportunity it is one that continues to carry a tremendous amount of weight in my analysis.
