After three straight newsletters loaded with numbers, I'm going to give you a break this month.
Don't worry;
most of these attractions are being replaced by bigger and better attractions. Hard Rock moved to a new location
down the street in Broadway at the Beach.
In its place, a massive Dave and Busters restaurant/interactive game attraction is nearing completion
(looks like a huge warehouse - by design supposedly).
The superblock area downtown will be home to a new library and Children's Museum
to be built by the city.
The area between 14th and 16th Ave
. will be home to a new Bandito's complex (open-air with multiple shops and eateries) as well as a new high-rise oceanfront tower - I believe it will be a time share building - and a second row mixed use condo/retail complex ("Ocean Escape" - I'll send details in the next two weeks).
The Carolina Ale House restaurant is under construction on the site of the old Planet Hollywood. No one is sure what's going to happen on the site of the Palace Theatre. It was irreparably damaged by Hurricane Matthew.
Before I go any further, I chose not to include links to dozens of articles in this newsletter. There are articles about most of these changes, as well as lots more, in the Press Releases section on my website under "News/Useful Info". This is really a great resource!! Check it out - lots of interesting stuff EACH MONTH! Link to Press Releases.
The happenings mentioned above are just the tip of the iceberg.
Below are a few more upcoming changes. Note that these represent just a small fraction of the new attractions and resorts. In addition, there are literally hundreds of new residential neighborhoods and commercial developments under construction and in the works. Also, the changes are not restricted to Myrtle Beach. North Myrtle Beach is in on the action as well.
Myrtle Beach (in addition to the above):
New oceanfront hotel on 6th Avenue North
next to Bay View Resort. Under construction.
RipTydz restaurant - A large, mostly open-air oceanfront restaurant
occupying two lots at 12th Ave North. Nearing completion.
New oceanfront tower at 15th Ave North
- Either a timeshare building or a hotel tower (not sure). The foundation is currently under construction.
Papillon - New Charleston-Style Residential neighborhood on Ocean Boulevard at 77th Ave. N.
(Same developers as Sweet Grass at Market Common - similar look). I will be sending you detailed information on this within the next two weeks.
Ocean Village - New cottage-style residential neighborhood on Ocean Boulevard at 52nd Ave. N.
(across from Dunes Village). I will be sending you detailed information on this within the next two weeks.
Broadway at the Beach
- Numerous upgrades and renovations planned for the next several years, reportedly totaling over $100 million.
In North Myrtle Beach:
Coastal North Town Center - The huge shopping complex along Highway 17 continues to add shops, restaurants, and other attractions.
Town Centre on Main - Planned mixed use development fronting Main Street similar to some of the live/work townhomes in Market Common in Myrtle Beach
. Shops and eateries will be located on the ground floor with condos upstairs. Still tweaking the final plans with the city.
Grande Dunes North - 60 acre residential development across the waterway - an extension of Grande Dunes in Myrtle Beach but annexed into the city of North Myrtle Beach.
Barefoot Landing expansion and renovation - A new restaurant section will be added
between Greg Normans and T-bones. Also, upgrades and renovations, reportedly in the neighborhood of $50 million, are planned for the next few years.
Horry County in general:
A new hospital (McLeod, regional, centered in Florence, SC) is nearing completion in the Carolina Forest section
just across the waterway from Myrtle Beach. By the way, major expansions are underway at several other area hospitals.
Additional planned development along the riverfront in Conway.
The football stadium at Coastal Carolina University is being expanded to the 20,000 seat capacity required by the school's move into Division I (Sunbelt Conference).
Ride III, the third Installment of Horry County's extensive road building plan
, was approved last November in a local referendum by a 70/30 margin. This will add almost $600 million in new roads and improvements throughout the county over the next six or seven years.Incidentally, Ride II (almost $500 million in new roads) is nearing completion. Ride I added around $ 1.1 billion in new roads, including Highway 22, HIghway 31 and Grissom Parkway.
I could go on and on but I think I'll stop there. Suffice it to say that the area is booming and there's quite a bit of "Out with the old and in with the new" going on.
As mentioned, I plan to send out another email with details on some individual great buys within the next week or so. Also, there will be information on the new developments mentioned in this newsletter (Papillon, Ocean Village, Ocean Escape) . Please wait to work with me on these or, if you can't wait, contact me in the meantime and I can send you detailed information. I'm working closely with the developers.
That's it for now. All the usual reports are included as well as this month's best buys.
Come see me at the beach!
