The meeting was jam-packed with great information on how to save money and take advantage of the great programs
The Home Depot has to offer. This is not going to be your typical newsletter, but rather, an update on what was discussed on Thursday May 14th and some of the action items going on behind the scenes to save our members money.
There was much discussion about bulk purchasing saving for the new requirement of
Knox Box Rapid Entry Systems from the Fire Marshall in our cities and towns and other opportunities we can take advantage of if we make a coordinated group effort to place a large order on other items needed in our normal business practices.

FIRE MARSHALL MANDATE
Knox Box Rapid Entry System

Many of our Gardner landlords as well as our surrounding communities we served have been receiving letters from the Fire Marshall requesting the installation of Knox Box Rapid Entry Systems to be installed on our rental buildings. This effects all 3-unit and above properties and does not efeect 2-unit or single unit rentals. By building code, any building three units and above are considered to be commercial units.
Lending institutions have a threshold of 5-units or above that require a commercial loan to purchase, but for City Hall, the Fire marshall, and building Code - the magic number is three.
On Friday May 15th the Leominster Home Depot Pro Desk Team contacted Knox Box on behalf of the NWCLA to gather information on the recommended Knox-Box 3200 Series Hinged Door Model.
These boxes cost $300.00 dollars each and will need to be installed by a licensed/insured electrician one per 3-unit or above building. So we are looking to see if we could get some savings on a bulk purchase.
But it was not going to be that easy.
Each Fire Marshall in each city has their own master key from Knox making it difficult to place a bulk order for several cities at once.
Still More Work to See if We Can Order in Bulk
At the time of writing this article we were unable to have all of the answers, but we do have all of the questions. The majority of our members are located in the cities of Fitchburg, Leominster, and Gardner Massachusetts. Our next steps are to contact each of the Fire Chiefs in these departments to discuss possible solutions.
We do not want to exclude any other members or the communities we serve, so if you own a rental property outside of these three towns, please let us know so we can coordinate our efforts.
Whereas each Chief has their own key, we need to get their buy-in on the idea before we could proceed. Again, our NWCLA volunteer staff is going to great lengths on your behalf to save all of our members money.
Our Three Pronged Question To Be Answered
- Will the different Fire Chiefs work with us to coordinate a bulk purchase?
- Of the recommended style, the 3200, is a "surface" mount" or "recessed mount" the required style?
- These come in three colors so do we need to pick just one color to get the bulk discount?
So as you can see, this great idea to save money comes with a lot of upfront research and leg work. We will keep you informed as we get answers to these questions.

Other Bulk Purchase Ideas
Listening to The Home Depot presentation it occurred to us that there may be other areas where we can take advantage of additional savings by doing bulk purchases. So we tried to identify other common items that Landlords buy all of the time that buying in bulk would be worthwhile.
Every 5 years for our 110 Ma Building Code Inspection the typical requirements are all working smoke detectors be function, the appropriate fire extinguishers be functioning and accessible, proper exterior and interior lighting, handrails, etc.
So what if we could buy in bulk some of these items that we know we are going to need? We narrowed down the list to smoke/CO detectors and fire extinguishers that are part of the required inspection specifications.
The NWCLA is not in a position to buy these in bulk and carry inventory. That would absolutely crush our annual budget. We are thinking that we may do some type of a sign-up sheet for orders at the next meeting to gauge interest in a bulk purchase to get the numbers down.
