Happy New Year!  As we enter this time of year I can't help but question what it will bring. With so many unknowns each year I find myself wondering in excitement and hope of what will become of 2016. Three things I know for sure is 2016 will bring America a new President. I pray for our new leader as well as our country. In August the summer Olympics in Rio will begin. And, we also just learned that 2016 will bring consumers increased interest rates.  A NY Times article, Fed Raises Key Interest Rates, defines the probability of those rates increasing up to 1% each year over the next 3 years. During my 13 years as a mortgage lender and 10 years as a Realtor, I have professionally experienced rate increases. Typically an upward swing in rates stalls the consumers for a short term and then they realize that they don't want to sit back as the initial movement provides much less of a negative affect as what is to come. In other words, with us learning the projected 3% increase a .25% at this time doesn't sound too bad.   However, Now is the time to buy and sell if you and your family wish for a change.
 
This time of year provides opportunities for resolutions to be made and/or goals to be set.  Now may be the time to stop for a moment, reflect and become an active part in setting the path for your 2016. After graduating from college I quickly learned how much I appreciated the "break" between semesters and school years. As I entered the professional world I felt that all the years blended together with little opportunity to have a "fresh start" or a "clean slate".  I reflected on this recently as 3 of our 4 kids are experiencing that break that allows for a "fresh start" in mid-January. I realized that I have the power to create this for myself.  Feel free to join me in taking focused moments to reflect, set goals, and provide our selves with a much needed "pause" in life.  The clarity that will bring may be just what is needed to provide us with a newness to continue through the year and reach our goals.
 
While preparing this newsletter it makes me excited to think of all the new friends I will make in 2016. I am thankful that my business is based on referrals and I often think that at any moment my phone can ring and I will have the opportunity to meet a new client, make a new friend and all the while do what I love...help them buy and or sell. Thank you all for continuing to assist in growing my business.  Because of your loyalty and your referrals, I continue to have the opportunity to Give Back. In 2015 we gave to 18 charities and provided $7265.                  .

B Line to Westminster 
ARRIVING SUMMER 2016

The B Line (referred to as the Northwest Rail during construction) will open for service in 2016, providing direct service from Union Station to Westminster. The B Line is the first six miles of the proposed 41-mile commuter rail line that will eventually go to Broomfield, Louisville, Boulder and Longmont.

This is exciting news for all!

Every year when January rolls around we vow to lose weight, save money or spend more time with family and friends. But what goals do you set for your home?

In the spirit of new beginnings, HGTV has consulted the experts and come up with some resolutions that will make your home a more beautiful, efficient, clean and green place in the coming year.

Here are our five picks for the best home improvement resolutions for the new year and how to achieve them:

1: Streamline the stuff
One of the best and least expensive ways to feel better about your home is to clear it of clutter.
Each year most of us acquire a mountain of stuff. Without some regular purging, cabinets and drawers get jam-packed and it becomes hard to find the things you use and enjoy the most. (All that clutter also makes your house look dated and dirty, designers say.)
This year resolve to go room-by-room periodically clearing anything that you don't use, wear or love and donate it to charity. After that, think twice about what you bring in, says Antoinette Nue, an Atlanta consultant who specializes in helping people simplify and go green.
"Fill your home with the things that raise your energy level and make you feel good, and get rid of the things that drain your energy or are broken," she says.
Stash useful (but not beautiful) items such as DVDs, remotes and those kicked-off shoes in simple woven baskets. Group similar items together on sleek trays, says Stuart McCormick, a designer with Liz Levin Interiors in Washington D.C.
Clear your counters of everything you don't use on a daily basis. And get ready to breathe a little easier in your own home.
