The Philadelphian at 2401 Pennsylvania Ave. balcony upgrades will begin in earnest in the spring. Will be a major visual improvement to a kinda' groovy mid-century modern building.
The Murano and Waterfront Square face their first spring market after being fully sold out. Look for escalating resale prices as demand continues to rise and supply weakens.
410 Society Hill has but two remaining unsold units. The seller is budging a hint. Not a lot, but a hint. The sales office had held prices steady for the first two years.
Resale prices and overall demand at Ten Rittenhouse are up. The MLS shows average
dollar per square foot resale prices in 2015 to be approximately $1.086.00.
Inventory of low rise condos near Jefferson Medical in the 19107 area are at an all time low- 34 condos currently available in ALL of
the 19107 area!
My sources tell me that a large national developer is looking to purchase the old Society Hill Playhouse, as well as the adjoining open lot AND the parking garage across the street in order to erect a mid-rise condominium building (8th St between Lombard and Rodman Streets.) I am 100% behind that idea.
Sales at One Riverside (25th and Locust) are doing very well and a high number of pre-sales have been recorded.
And finally Center City One at 1326 Spruce remains parched in terms of listing inventory. Dry as a bone. Ditto for high floor units at 2301 Cherry St. In my opinion, both buildings are undervalued and I think they make some of the smartest purchases in town. I've said it before and will most likely say it again in the future :-)
