The Annual Meeting of the Members Holiday Mixer is always the perfect way to wrap up one year and look ahead to the next one. It brings together our current board of directors one more time and introduces our newest board members (including three Builder Directors) to exactly what it means to take on a leadership role in our association and industry. For BIA members, in general, this is a tremendous networking opportunity, putting you in the room with many of our industry's most prominent leaders.
But its not all about business. This mixer also represents an opportunity to welcome the Christmas season with industry friends. I have had the privilege of being at the BIA for five years now and I am proud to call hundreds of members my friends. Many of those friendships started at this mixer, so I would like to strongly encourage members to join us on Wednesday, December 6 for a very special evening. 

This year's meeting and reception will be held at one of the area's premier venues, the Del Paso Country Club, from 5:30 p.m. to 8:00 p.m. You can find out more about the Annual Meeting of the Members Holiday Mixer here. For the past few years, the regional homebuilding industry has continued to grow, thanks to an improving economic climate. Please Welcome Mallori Spilker as Our New Legislative Advocate
The BIA has hired Mallori Spilker as its new Sacramento Legislative Advocate. Ms. Spilker has worked for the last couple of years for the California Apartment Association as the Vice President of Public Affairs-North Bay. She also previously worked for the California Association of Realtors and the United Contractors. She is a Northern California native and joins us, officially, today. Upcoming PAC Event
The BIA's PAC will be hosting one of its popular Builders & Brews events in Roseville at Brickyard (formerly Hop House) on November 30 from 5:30 p.m. to 8:00 p.m. Single tickets are $150 and sponsorship opportunities are available. Placer County Secondary Dwelling Unit Ordinance Update
The updated ordinance allows flexibility for either the primary or secondary dwelling on the property to be available for owner occupancy or long-term rental (31 consecutive calendar days or more). Additionally, the ordinance allows a property owner to voluntarily deed restrict a secondary dwelling unit for affordability in order to be exempt from building permit and other specified fees
 
Rocklin Framing Inspection Requirements Clarified
BIA staff recently intervened to clarify the City of Rocklin's requirements at the time of framing inspection. BIA members were being told that roofs must be covered 80% by tile completely or a double layer of felt prior to obtaining a frame inspection during the rainy season. This was the result of a miscommunication to the inspection staff in the field. The roof does not have to be 80% covered with tile, and double felt is not a requirement. The building does have to be water tight at the time of frame inspection. Additional clarifying  information regarding the city's requirements can be obtained by contacting Katie Donahue-Duran.
 
Sierra College Bond
Sierra College President Willy Duncan presented information about the Sierra College bond at the recent Placer BDC meeting. The bond is expected to be placed on the June 2018 ballot. To date, $255,000 of their $500,000 campaign budget has been raised.

Sacramento Storm Water Quality Manual Revisions
The Sacramento Stormwater Quality Partnership held a key meeting to discuss its proposed changes to their Stormwater Quality Manual and they would like to close public comment by November 30. Many of the changes involve requirements for hydromodification and Low Impact Development. The powerpoint summary of the issues can be found here. The full draft manual link is  here.
