Herndon Downtown Redevelopment Project Enhanced by Brownfield Site Grant
Virginia Governor Terry McAuliffe has announced that the Town of Herndon is one of three communities awarded a brownfield site remediation grant, in the amount of $109,000. The funds are awarded by the Commonwealth to local governments to promote restoration/redevelopment of brownfield sites and to address environmental issues. Grant funds will be used to remove asbestos and contaminated soils at the former Subaru dealership located on Elden Street, part of the land purchased by the town from a private owner in preparation for redevelopment of Herndon's downtown.
The town is currently in negotiations with Comstock Partners, LC, the firm selected by the Herndon Town Council to redevelop 4.675 acres in Herndon's downtown into a vibrant commercial and residential center.
If negotiations are successful and a comprehensive agreement draft is developed, the council will hold a hearing to solicit public input on the draft. It is anticipated that the public hearing will be held in spring 2017.
The town's vision for the redevelopment calls for four-story (mixed-use/residential) and three-story (mixed-use/commercial) structures, a jointly-funded public/private parking structure, and an 18,000 sq. ft. arts center, among other features. The land is generally described as located between Station Street to the east, Center Street to the west, south of the W&OD Trail, which bisects Herndon's downtown, and north of Elden Street.
Town Seeks Public Comment on East Elden Street Improvements
Among improvements planned for Elden Street between Monroe Street and Fairfax County is construction of a bridge along Sugarland Run, just east of Herndon Parkway. To minimize traffic disruption, the town and the Virginia Department of Transportation are considering two options in the vicinity of the bridge construction:
- Complete street closure (with detour): six months OR
- Partial street closure (two lanes open): 14 months
Total duration for construction of all improvements will be 18-24 months, with estimated completion in 2023.
The town will present both options at an Open House on Monday Morning, March 27, 7:30-10am at the Herndon Council Chambers, 765 Lynn Street.
