Legal implications of land contracts
Marc A. W. Stearns

Instead of leasing, some real estate owners/investors choose to sell their real estate pursuant to a land contract.  This article reminds owners/investors and prospective purchasers to carefully evaluate this arrangement as it affects the rights of both parties and the owner's recourse in the unfortunate event of a default.

Under a land contract, the owner ("vendor") essentially finances the prospective purchaser's ("vendee") purchase of the subject real estate up to a certain deadline (i.e. 3 years) whereby the vendee must obtain financing to satisfy the remaining amount due and owing under the contract (the "balloon payment").
EMERGENCY PREPAREDNESS IN THE LONG-TERM CARE SETTING
Jennifer L. Strange

With Texas and surrounding areas still coping with the devastating effects and aftermath of Hurricane Harvey (the first major hurricane to make landfall in the United States since Wilma in 2005), this catastrophic natural disaster serves as an important reminder to not only have an emergency preparedness plan, but also to be able to effectively execute the plan when disaster strikes.  This is especially true in the long-term care setting, which typically serves a vulnerable and dependent resident population.
