City seeks feedback on allowing more opportunities for basement suites across Edmonton

The City is seeking input on changes to Zoning Bylaw regulations to allow secondary suites, more commonly known as basement suites, in semi-detached homes, duplexes, row houses and narrow lots in both new and established neighbourhoods.

Secondary Suites can provide rental income for homeowners to help pay their mortgage and create flexible living space for extended family members. Suites can also provide an affordable home for  people living in them and provide more housing choices for Edmontonians. This contributes to creating diverse, inclusive and complete communities.

The current Zoning Bylaw regulations allow basement suites on all single family home lots over 360m 2 . Basement suites are not currently allowed in semi-detached homes, duplexes, row houses, or on smaller properties including narrow lots in both new and established neighbourhoods.

Following six months of research and public engagement, City staff are recommending changes to secondary suites regulations, including:

  • Allowing secondary suites in semi-detached and duplex housing wherever these housing forms are allowed
  • Removing the requirement for properties be a certain size before they are allowed to have a secondary suite on them
  • Allowing secondary suites in row housing wherever this housing form is allowed

Residents can provide input on these proposed changes by visiting the Zoning Bylaw booth at one of the City’s fall Engage Edmonton Festival events (Nov 14, 16, 23, 30 and Dec 7) or through an online survey at edmonton.ca/secondarysuiteszoning . Input received will be used to inform Zoning Bylaw changes, which are targeted to go to Urban Planning Committee in February 2018.
