Last month, Phoenix had 66% fewer lower-price homes listed for sale than it did a year ago, as tracked by real estate website Zillow. During the past few months, I have seen a major change in the local Phoenix real estate market. There has been a huge increase in the number of foreign and out-of-state investors swooping in and buying up homes with cash.

Even for HUD, Fannie Mae and certain bank REO properties that place restrictions on investors, I am seeing quality homes getting 20-50 offers within a short period of time from buyers, which of course usually results in a bidding war and thus, higher prices.

I then started checking out new home builds for clients and found vertically no competition and actually prices were not that much higher than much older, used homes.
