  • Peck's Landing - (3990 Blairs Ferry Rd. NE, Hiawatha) 20-acre development comprised of over 154,000 SF retail and mixed-use opportunities. 

  • 1st Ave. Development - (1435 1st Ave. SE, Cedar Rapids) plans for 10,000 SF of single-story retail storefronts subdivided into 5 retail units.

  • Great Western Bank - (2739 First Ave. SE, Cedar Rapids) plans to build a 7,164 SF single-floor building on a one-acre site.

  • Kum & Go (Muscatine Ave., Iowa City) planned construction of 5,900 SF Marketplace store to replace two smaller fuel/convenience stores.

  • Cedar Ridge Winery and Distillery - (1441 Marak Rd. NW, Swisher) plans to spend $2 million to double whiskey production and expand the distillery.

  • McGrath Dealership - (5131 Council St. NE, Cedar Rapids) plans to invest $6.36 million to build a used car superstore and a new 10,000 SF showroom.

  • Dunkin' Donuts - (618 Meade Dr., North Liberty) 2,000+/- SF donut shop with a drive-through window and seating for 14.

  • Discount Tire - (1500 Blairs Ferry Rd. NE, Cedar Rapids) 10,000 SF single-story retail tire location.

  • Hy-Vee - (3285 Crosspark Road., Coralville) 85,000 SF grocery store is under construction, expected to open by end of 2018.

  • Pilot Travel Center - (8950 Earhart Ln. SW, Cedar Rapids) planned 8,200 SF convenience store/restaurant and fueling lanes.
 
  MIXED-USE 


  • Coralville mixed use building - (570 First Ave., Coralville) Planned four-story building with ground floor to be commercial and professional office, upper three floors to house 11 one-bedroom residential units.

  • Riverfront Crossings Park - (1301 Gilbert St., Iowa City) Eight planned buildings with 300-350 units and about 25,000 square feet of commercial space.

  • Westdale Mall - (2600 Edgewood Rd. SW, Cedar Rapids) proposed 4-story, 56,904 SF building with 14,226 SF of retail space on 1st floor and 33 living units on upper floors.

  • Northside Development - (202 N. Linn St., Iowa City) Five-story mixed-use building with a first-floor restaurant, second-floor commercial space and housing above.

  • 1st Avenue Mixed-Use Development - (1404 1st Ave. NE, Cedar Rapids) $6.4 million, 3-story, mixed-use building with commercial space on the 1st floor and 16 apartments on the 2nd and 3rd floor.
  • Forest View - (SW corner of I-380 & N. Dubuque St., Iowa City) planned 70-acre redevelopment project that includes housing, hotels, commercial and residential space.

  • 329 12th - (329 12th Avenue SE, Cedar Rapids) $5 million mixed-use development with retail on the 1st floor, apartments on the 2nd & 3rd floor and condos on the 4th floor. 

  • ArtTech Village - (450 & 455 16th Ave. SE, Cedar Rapids) Planned $25 million 3-sided building with 4 stories. 1st floor is 34,000 SF of commercial space with 120,000 SF of residential on floors 2 through 4.
  OFFICE

  • Skogman - (421 First Ave. SE, Cedar Rapids) - plans to demolish three existing buildings to construct a three-story 40,000 SF office building.

  • Smulekoff's Warehouse - (411 6th Ave. SE, Cedar Rapids) plans to convert four stories of former 75,880 SF warehouse into open office space.
  INDUSTRIAL 

  • Timberline Manufacturing (1029 Blairs Ferry Rd., Marion) plans to build an 85,000 SF production space with room for a future 13,500 SF addition.

  • Spee-Dee Delivery (E. of Partners Ave. & S. of Enterprise Dr., Marion) plans for a 27,000 SF distribution facility.

  • Coralville Industrial Park (1900-1930-1960 James St., Coralville) two planned warehouse facilities with a combined 69,000 SF and a combination building comprised of 10,300 SF retail and 37,800 SF warehouse.

  • Freund-Vector - (675 44th St., Marion) preliminary discussions to build a 17,000 SF lab and research and development facility estimated at $6.5 million.

  • Midwest Third Party Logistics - (4645 20th Ave. SW, Cedar Rapids) proposing 800,000+/- SF of new warehouse/distribution space in 3 facilities estimated at $30 million.
  MULTI-FAMILY 


  • Kingston Quarters - (346 2nd Ave. SW, Cedar Rapids) planned $4.2 million investment to construct 12 market-rate town homes.

  • Villas at Kirkwood - (811 Kirkwood Pkwy. SW, Cedar Rapids) plans for 142 student studio apartments done in 2 phases on a 4 acre site.

  • Blue Bird Square - (6000 US 151 Business, Marion) plans for 72, 2-bedroom units with garages.

  • Anthony Properties Apartments - (6420 Rockwell Dr. NE, Cedar Rapids) plans to build 3, 3-story buildings with 99 apartments.

  • Anthony Properties Apartments - (6025 Ridgemont Dr. NE, Cedar Rapids) plans to build 3, 3-story buildings with 84 apartments.

  • The Preserve@Sand Hill - (S. Gilbert St. & McCollister Blvd., Iowa City) 196 housing units including town home-style single-family units and multifamily buildings on a 22-acre parcel.

  • 500 on 1st - (500 1st Street SW, Cedar Rapids) $3.8 million project with 36 studio apartment units on floors two through four with parking and common area on first floor.

  • Sixth Street Commons - (407- 425 Sixth St. SW, Cedar Rapids) 10-unit, two-story multifamily development.
SENIOR HOUSING   

  • Boyson Road Development - (765 Boyson Rd. NE, Cedar Rapids) planned 81-unit assisted living facility with a 12,000 SF retail center.

  • Vintage Cooperatives - (Dubuque St. & Prairie Du Chien Rd., Iowa City) planned 53 acre development that will include 53-unit senior co-op housing and 61 town homes.

  • Stoney Point Meadows - (16th Ave. SW & Stoney Pt. Rd. SW, Cedar Rapids) $19 million assisted-living and memory-care facility with 95 units.

  • Unity Point Health - (Council St. NE & Tower Ter. NE, Cedar Rapids) $14.9 million, 46,420 SF skilled nursing and rehabilitation facility.
MEDICAL

  • Physicians Clinic of Iowa - (275 10th St. SE, Cedar Rapids) proposed 93,070 SF Phase 2 medical office building.

  • Uptown Dental - (890 7th Ave., Marion) construction of 5,007 SF dental office.
MISCELLANEOUS  
 
  • Coralville Arena - (200 E. Ninth St., Coralville) plans for a 5,716-seat arena in addition to a fitness and sports institute, museums, a Staybridge Suites hotel and a field house.

  • Country Inn & Suites - (5993 Carlson Way, Marion) plans for a 100-room, 3-story hotel to be constructed.

  • Petersen Pet Hospital - (1031 Kacena Rd., Hiawatha) $1.7 million, 7,500 SF veterinary facility under construction.
