Seguin, Texas serves as the county seat for the second fastest growing county in the nation, Guadalupe County. Sustaining a competitive tax environment, a strong available workforce and ascending retail sales, Seguin is pro-business community that is committed to growth.

Recently the Seguin  City Council approved a resolution that officially declared the current population of the City of Seguin to be 30,006 people. Up from th e 2010 U.S. Census population of 25,175, Seguin's newly adpopted 30,006 population figure reflects a 19% growth in approximately 5 years.

With a focus on housing development, primary job recruitment, attracting national retail chains, retention and expansion of current businesses, infrastructure improvements and small business development, Seguin's new population figure more accurately reflects the growth that has occurred in Seguin over the past few years.

Seguin serves as the retail hub for 3 major counties- Guadalupe, Gonzales and Wilson. Seguin is seeing business expansion city-wide, with many nationally known retailers entering, returning and expanding in the market. Seguin's retail sales remain strong with sales tax revenues steadily increasing approximately 3% in comparison to this time last year. With new housing developments and increased traffic counts, Seguin has seen the pace of commercial development greatly increase in the past two years. Listed below are some of the recent retail recruitments and commercial property developments occurring in Seguin can be seen below.
  • Seguin's New H-E-B: Located at 1368 E. Court St. in Seguin, the new 100,000 square foot facility was opened in January 2016. The new store is home to an array of new features, including expanded seafood, produce and meat departments, the addition of a Healthy Living department and an Organic Produce section, a larger wine and beer selection, more options in the deli and a bakery, and an updated Floral By Design, and True Texas Barbecue restaurant.
  • Walmart Supercenter #2: As informed by Walmart, construction has been slightly delayed, but progress is still on track for an early 2017 ground breaking for the new 182,000 square foot store to be located at the intersection of State Hwy. 46 and IH-10 in Seguin. The new store is an adjunct to and not a replacement for the existing 172,000 square foot Wal-Mart Supercenter currently located in Seguin. Walmart continues to submit plans & work with city staff to satisfy infrastructure needs. 
  • Mattress Firm: Construction on the 4,000 square foot building that will house Seguin's newest national retail chain, Mattress Firm, is underway. Located next to Taco Bell, the .5 acre single plat lot is located 1508 E. Court St. in Seguin.
  •  Court Plaza Shopping Center: Positioned at 1507 E. Court St. in Seguin, the new 12,000 square foot retail center was built to accommodate up to six leasing tenants. Current tenants include Swirl's Frozen Yogurt and Tooth Time Family Dentistry, leaving up to four leasing spaces available for future tenants.
  • King Plaza Shopping Centers: Located across from the new H-E-B and the King Ranger Theatre, these two multi-tenant retail centers offer a premier destination for
    commercial tenants. The 8,400 square foot Building B, located at 1415 E. Walnut St., currently houses Payless ShoeSource, Supercuts and Fancy Nail Salon and Spa, leaving one leasable space available. The 8,400 square foot Building A, located at 1417 E. Walnut St., is currently under construction and being built to suit up to four leasable tenants.
  • Alamo Self Storage: Construction is well underway on the 61,000 square foot storage facility located at 1842 W. Interstate 10 in Seguin.
  • Legacy Oaks Medical Complex: Located along S. King St. in Seguin, these primary care and multi-specialty physician offices are currently under construction. Two of the buildings in the medical complex are approximately 80% completed, leaving room for one more building on the property.
As  Seguin experiences this abundant commercial growth, the community's housing market is thriving simultaneously. Seguin's residential real estate market has been hot with the current average time on market under 56 days and with total houses on the market up 96% in January 2016. With 1,750+ new single family rooftops planned, Seguin will soon become home to a substantial amount of people. The majority of these new houses will be accounted for in single family residential communities, zoned strictly residential. However, 400 of the new rooftops will be integrated into mixed use developments, in which the site plans allow for both residential and commercial development. Listed below are two of Seguin's mixed use developments.


  • Greenspoint Development: Bordered by State Highway 46 on the east, Rudeloff Roadon the north, and Farm to Market Road 78 on the south, this 264 acre, mixed used development consists of 39 commercially zoned acres, leaving the remaining 225 acres residentially zoned. Commercial sites, lining the front of the development on State Highway 46, are currently for sale. The first commercial development, the Corner Store, has recently been completed. Crews are working to get infrastructure in place to support future commercial & residential developments at the site. Greenspoint is currently making it's way through the city development process.
  • Seguin Commerce Center: Seguin has also partnered with New Quest Properties, a Houston based developer to develop a 500+ acre mixed use project including over 120 acres of prime retail along a newly constructed Interstate 10 frontage road. 120 acres of the Seguin Commerce Center will be dedicated to retail development, leaving the remaining 225 acres to be subdivided among multi-family, senior living, and single family residential housing. Currently, engineering plans for boring under IH-10 to provide sewer access to the mixed use development site, are in design. Access roads in front of the development have been completed by TxDOT & the 2nd phase of the project is underway. Access roads in Phase 2 will run along East & West bound Interstate 10 lanes between Hwy 46 & 123 Business. Phase 2 also includes a reconfiguration of the Interstate 10, Hwy 46 & FM 78 intersection.
Separate from the 400 new rooftops planned for mixed use developments, 1,550+ new rooftops will be accounted for in single family residential communities, zoned strictly residential. As seen in the chart above, Seguin experienced a 186% increase in new single family permits issued over the past three years- with 73 permits issued in 2013, 97 permits issued in 2014 and 209 permits issued in 2015. With the previous three years averaging 126 permits issued, city staff is confident that 2016 will be another record breaking year for permits issued in Seguin, especially when considering the 192 projected permits for 2016. The 1,550+ new single family rooftops will be located in single family residential communities listed below.


  • Butte Meadows: This single family residential community will consist of 400+ new rooftops. Preliminary site plans and Phase 1 development plans have been approved. Lots have been platted, and the developers are in the process of recruiting builders.
  • The Meadows at Nolte Farms, by D.R. Horton: 195 new homes are planned for this single family residential community. The majority of the Phase 1 development has been completed, with only a few lots remaining. Construction crews are preparing to kick off Phase 2 of the development.
  • Mill Creek Crossing, by Perry Homes:  An expansion of the already existing single family residential community, will bring 800+ new rooftops to the area. Crews are working to get infrastructure needs in place at the site, with a tentative goal of lot completion in 2016.
Other multi-family housing complexes planned for our community also play a part in Seguin's thriving housing market. Separate from the 1,750+ new single family rooftops planned in Seguin, several multi-family apartment complexes and duplexes emerging in the local market are listed below.
  • Walnut Grove Apartments: Construction is well underway at this new apartment complex. Located in the center of town, this complex is set to have 6 buildings with 116 units.
  • Park West Apartments: Located in close proximity to Seguin's newest park, Park West, this apartment complex is set to have up to 200 units. Zoning was approved and plats have been submitted for the ten acre site. 
Seguin continues to be one of the strongest manufacturing clusters in region. In fact, Seguin is home to more manufacturing jobs per capita than any other city in Texas. As the nation experienced the effects of the economic downturn starting in 2008, Seguin added jobs at a rate almost unmatched in Texas. From 2008 to 2015, over 3,000 new jobs have been created in Seguin thanks to major recruitment and expansion projects such as Caterpillar and Continental Automotive Systems.

According to the U.S. Census Bureau, manufacturing accounts for 20.8% of Seguin's local industry. Over the past two years, Seguin has recruited three large projects. In total, these projects will add over $150 million in new taxable value and 300 new jobs to the Seguin economy. Tractor Supply Distribution Center , one of the three projects recruited, opened its doors for business in August of 2015. Below you will find a description and progress update for the other two projects recruited in the past two years. 
  • Siro Group Manufacturing Facility: Located on approximately 50 acres of land at the intersection of Rio Nogales Dr. and Eighth St. in Seguin, this 250,000 square foot facility is on track to begin construction in 2016, as originally plan. The Siro Group is adjusting the best outcome to accommodate the needs of strategic customers during the current, Pre Engineering Phase. High demanding quality products require extensive engineering planning to meet expectations. The company expects to finish wrap up the Pre Engineering Phase and start construction during this year.
  • Niagara Bottling Plant: Positioned adjacent to the Siro Group Manufacturing Facility, this 30.177-acre property is home to the company's 557,000 square foot facility. In under one year, construction on the new manufacturing facility is nearing completion. Construction crews are currently working on the interior portion of the facility, as exterior construction is primarily completed.  The company is still in the process of hiring for Seguin location, and expects completion in spring of 2016.
The City of Seguin and Seguin Economic Development Corporation leadership continue to place economic development as a high priority. " The recently adopted 30,006 population figure not only reflects the growth our community has seen in the past five years, but it sets the tone for future growth as the city continues to recruit more retail developments, retain and expand its manufacturing sector and grow its housing market," says Director of Economic Development, Terry Trevino. She continued, "The city-wide business expansion that our community has seen in the past few years; whether it be additional rooftops, new retail recruitments or new jobs; illustrates that Seguin is a great place to live, work and play."

Built in 1917 and completely renovated in 2015, The Park Plaza Hotel brings the perfect combination of historic architecture and modern convenience to downtown Seguin.  Listed in the National Register of Historic places, the Park Plaza Hotel was originally
built  in 1917 by Leo M.J. Dielmann, one of the most successful and widely known architects in San Antonio and Southwest Texas. Jenny Savage, owner of the Park Plaza Hotel and other accommodation services, says that she purchased the building approximately three and a half years ago with intentional plans to diversify her business portfolio, while simultaneously revitalizing one of Seguin's oldest, most charming buildings. "When I bought this building, it was always my plan to turn it into a hotel geared toward the  corporate market and weddings. We found the original Leo Dielmann drawings, and used his original concepts to guide our design process," says Savage.

The Park Plaza Hotel Seguin reflects the architecture of the 1920's, but the amenities are exactly what you want today. "Contemporary design and furnishings, combined with authentic details are what make the Park Plaza Hotel historical with a modern flare", says Savage.

Located in the heart of downtown, historic Seguin, this full scale boutique hotel is home to 31 rooms and suites, the 5 Star Chop House restaurant, meeting and event facilities, and wedding and celebration amenities.
