From Pyramids to Pillars: Two Centuries of Change in the U.S. Population, 1860-2060
Know your demographics, Vero Beach

Since 1980, the population of Vero Beach has remained relatively constant. In 1980, the city's population was 16,179 residents; and in 2000, the population was 17,705 people. In the same 20-year period, however, Vero Beach's population as a percentage of Indian River County's population has decreased. Although population will continue to increase, it is anticipated that the rate of growth in the area will decline between now and 2030. Incoming residents are typically White, over 54 years of age, with a middle to upper class household income. This in-migration has and may continue to influence the aging of Vero Beach and Indian River County.
Know your demographics, Palm Bay

The City of Palm Bay is the largest city in Brevard County and 2nd largest city in Central Florida, while only being 30% built-out, which offers high potential for growth, innovation and opportunities for businesses, both domestic and international.

In 2014, Palm Bay ranked #2 in the country for mid-sized cities with the largest percentage of baby boomers.
Palm Bay also had the highest growth by percentage of any mid-sized city in the country in its boomer population, 2009-2014.
Ideas to generate calls
Stay in front of your sphere.

  • Perform a quick CMA every 90 days for your sphere and email with a personalized note.

Agent to Agent Referrals

  • Introduce yourself as an area expert to agents in feeder towns of your market area. Find those feeder towns at http://www.howmoneywalks.com/irs-tax-migration. Follow up with those agents on a regular basis with hot properties, just solds, or other info they would want to see.

Grow Your Sphere - Think about everyone you write a check to

  • Every company or person you write a check to is someone who should be on your sphere of influence list. Ensure people you do business with know that you sell real estate and can assist them.

Change your words. Don’t ask for help, offer it.

  • Harder: “Hey Steve, do you know anyone who might be thinking of buying or selling a home in the next year?”
  • Easier: “Hey Steve, I’d be really happy to help anyone you know that might be buying or selling a home this year. Do you know of anyone?”
