It's a Buyer's market!
The frenzy is over and it's back to basics.
If sellers are not priced right they may sit, only to reduce their price at a later date and be on market for several months.
Sellers need to do their best to clean, declutter, paint or update as much as possible, or be prepared to accept a lower price.
Prices are still higher than at the same time last year. Buyers may have the down payment but not be able to afford to update, so these properties may take longer to sell.
Properties are once again being sold "conditional upon financing and home inspections".
People will know what they are buying and that is a good thing for both Buyers and Sellers.
