Staging and Interior Decorating

Our team has already hit the ground running this year along with many of our clients! Personally, I am trying to catch my breath with the variety of projects we have recently completed (see the beautiful Pierpont Hill, North Haven models below) and the new projects we are beginning. One new interior decorating client has even asked us to design her new Nursery along with remodeling two of her bathrooms. And a new staging client has spent the past two months preparing her home for our staging day including completely renovating her dated kitchen. Our savvy clients know that investing money in their homes now will allow them to reap the rewards later when they sell.

On the design front, color remains invigorating with Grey as the backdrop for creating wonderful settings. If you are hesitant to try a bold hue such as the coral color (Sherwin Williams Persimmon) we chose for the Bradley model bedroom walls pictured in the article below, consider bringing this lively color into your home through accessories. Pillows, throws, and even table lamps are available in many shades of coral. And of course you will see modern pastels this spring in everything from furniture to wall coverings, just in time to spruce up your bathroom or family room. We continue to love grey and white for modern classic bathrooms and will be using beveled white subway tiles along with finger length glass tiles to create a new, updated bathroom for one of our clients.

In September's Style Report I mentioned that I would be sharing the results of my completely renovated sunroom. I went from my former love of Country French, to a more modern and classic navy and white design. My inspiration was a trip to Morocco and purchasing my beloved pouffs pictured below. What is your inspiration for spring?

STAGING GETS NATIONAL ATTENTION

The recent front page article in the Real Estate section of the NY Times Sunday edition
"The Art of Home Staging"
discusses the benefits of staging in today's competitive market and how it has become more important than ever for homeowners to present a clean and simple lifestyle to attract prospective buyers. PJ & Company has been saying this for the past 10 years. Kudos to all of our clients who have embraced the art of staging!

DECORATING MODEL HOMES  TO  ATTRACT TODAY'S BUYERS

In today's market where buyers' lifestyles and needs are more specific than ever, we believe creating an attractive, show-ready model home is just as important as staging a vacant property. The following are some of the key reasons:
  • Design, amenities and décor are targeted to buyers needs and interests.
  • Placement of appropriate furniture and accessories will enhance architectural details, features and floor plan.
  • Buyers can engage by touching and viewing details and envision living in the space.
  • Buyers will feel more confident about the product and their decision.
  • The properties will ultimately sell faster and create more traffic.
Throughout the luxurious model below, our design team used a soft, neutral backdrop accented by beautiful modern accessories in bright orange, coral and green hues. The result is a warm, inviting environment enhancing the spacious, open floor plan, elegant architectural details and on-trend features targeted to buyers of all ages. To view more photos of our model home decorating projects, visit the PJ & Company portfolio page HERE.

UPDATING AN OUTDATED SUNROOM

Tackling a home remodeling project is a big decision, both financially and emotionally. But the bottom line is the latest Realtor Magazine's Cost vs. Value annual surveys continue to find that most home renovations will boost property value and equity when it comes time to sell. For homeowners not ready to sell immediately, making changes they'll enjoy now that will appeal to potential buyers down the road is a good selling strategy.

Patti's Sun Room remodel is a perfect example of this kind of thinking. Her goal was to update and create a more modern design to appeal to her own decor style while considering selling in the future.  The two new leather Poufs purchased in Morocco were her inspiration for the design.
The transformation included the following updates:
  • Replaced yellow painted paneled walls with sheet rock and a neutral grey color.
  • Replaced the brick fireplace with a classic wood mantle and black leathered granite surround to add contemporary style. The traditional wood fireplace was also changed to gas.
  • Replaced the carpeting  with the newest flooring trend - porcelain tiles that look like wood. Not only is it stylish but easy to maintain.
  • Created more seating with a sectional covered in a classic navy and white stripe.
  • Added a custom Moroccan style rug that serves as the centerpiece for the room.

FRESH, MODERN STYLE AFTER

The result is a new and improved versatile, year-round living space perfect for relaxing and entertaining which  has become Patti's favorite escape in the house!
