TSAHC Welcomes New Homeownership
Programs Manager Joniel Crim

On April 1, Joniel Crim joined TSAHC as the new Homeownership Programs Manager. In this role, she develops, markets and manages our homebuyer programs that provide down payment assistance and mortgage credit certificates to eligible borrowers.

Prior to joining TSAHC, Joniel spent seven years at the Texas Department of Housing and Community Affairs (TDHCA) where she was the Program Administrator for the Neighborhood Stabilization Program, a $108 million program that invested in communities devastated by home foreclosures.

Previous to her work with the State of Texas, Joniel spent 20 years as a mortgage loan officer, mortgage company branch manager and REALTORĀ®. Joniel's e xtensive knowledge of the real estate industry and experience in mortgage loan origination, processing, closing and servicing gives her a unique perspective when engaging with home buyers, loan officers and REALTORSĀ® while promoting TSAHC's homeownership programs.

Please join us in extending Joniel a warm welcome to the TSAHC team. We hope you will have the opportunity to meet her soon.

Texas Statewide Homebuyer Education Program Participants

TSAHC would like to congratulate the housing counselors who successfully completed the Texas Statewide Homebuyer Education Program April 18th - 22nd in San Antonio.

These 27 housing counselors representing 20 organizations in 15 cities across Texas  finished the "HO229 - Homebuyer Education Methods - Training the Trainer" class. We're proud to announce that 100% of the counselors would recommend this training to others.

TSAHC has partnered with NeighborWorks America to provide these courses. For more information about the courses offered and the different certifications provided by NeighborWorks, including requirements to obtain or maintain a certification and the application form for each, click here .

Thank you to the following sponsors for making this training possible.
Affordable Communities of Texas Properties
Available for Redevelopment

As part of the Affordable Communities of Texas program, TSAHC operates a land bank with 398 properties statewide. We work with our local partners to develop these properties and convert them into affordable homes for the community.

We are actively seeking local partners to assist us in converting properties listed on our website into affordable housing opportunities.

We encourage local partners to specifically consider the following sites for development.
Please contact us if you are interested in developing one or more of the featured sites or any other site listed on our website.

Below are April 2016 excerpts from On The House , a blog TSAHC launched in 2014 on affordable housing topics. We invite you to drop by On The House as we explore important issues, provide an inside look into our programs, and share other valuable resources.

Millions of people are moving to Texas, and most of them are coming from other states, as opposed to other countries. Earlier this week, the Texas Tribune reported that 5.9 million people moved to Texas from 2005 to 2013, and 4.8 million of those came from one of the other 49 states. That's roughly 345 people per day who moved to Texas during that time period.

For this week's blog post, we have interviewed Bobby Calvillo, Executive Director of Affordable Homes of South Texas, Inc. (AHSTI). AHSTI is a nonprofit homeownership organization dedicated to improving substandard housing conditions in South Texas and helping prospective home buyers achieve their dream of homeownership at a price they can afford.

Stories this week by NPR and the Wall Street Journal highlight two individuals, including Benigno Herrera of Austin, who have struggled to find rental housing because of criminal convictions that occurred decades ago. According to the National Employment Law Project, approximately 65 million Americans have criminal records. Individuals with criminal records are not a protected class under the Fair Housing Act, meaning landlords may refuse to rent to someone because of their criminal past.

For most people, housing is their single largest expense every month. Imagine if you could eliminate that expense heading into retirement while still guaranteeing a roof over your head. That might be possible, if you own instead of rent a home.
