Safety and security is a very important issue that I wanted to take a moment to talk about.  In our business we frequently encounter people we do not know.  Please take the proper precautions to ensure your wellbeing.  When showing a property to a stranger meet them at your office ahead of time and get a copy of their driver's license.  Once at the property do not park in the driveway where you could get blocked in.  Instead of leading clients through the property, follow behind so you never have your back to them.  When hosting an open house consider having a colleague with you.  Anytime you are with clients make sure that someone knows where you are and when to expect you to be back.  In the end, go with your intuition and keep yourself safe.  No possible commission is worth being hurt.
 
Not only is your own safety important it is also our job to make sure that our client's homes remain secure.  Please adhere to the showing instructions in the MLS and if an appointment is required please respect that.  When showing a property, especially an occupied home do not forget to leave a card on the counter for the seller.  If possible, escort your clients through the property trying to keep an eye on things.  After the showing have your clients wait outside while you make sure all doors and windows are locked and that you leave the home as you found it (lights off, alarm on, etc.).
 
When taking a listing inform your sellers to lock up any valuable belongings, especially small items like jewelry and prescription drugs.  Make sure that your seller knows to alert you if they ever have any issues when returning home.  If you become aware of any problems always alert the Fresno Association of Realtors staff.

MLS/CRMLS Fees Billing PAST DUE
The Semi-annual MLS Fees were billed out May 1st and deadline to remit payment was Thursday, June 15.  MLS Service and Data fees are $210 every 6 months. If you subscribe to CRMLS, additional fees of $140 have been applied. 

IMPORTANT: Members with unpaid MLS fees will not have access to the MLS & Supra key service.  In addition a late fee has been applied.  To reactivate MLS access & Supra service, please call FAR to remit payment at 559-490-6400.  

Special Note - Brokers with unpaid MLS fees will be suspended along with office suspension of the MLS.

HOT TOPIC:  Advertising Your Services - Required Name & License Information

Q   Is there a regulation regarding the font size of the CalBRE License number in advertising? 

A   Yes, the font size of the license id number can be no smaller than the smallest size of any other type used in the solicitation material. 
3 Things Agents Should Do After a Closing by NAR

1. Show up when they are moving in. Bringing over a bottle of wine, a pizza, or an item that signifies the area will go a long way with clients. Willoughby and his agents give a piece of wall art native to Nashville showing different communities. During the visit, agents can ask if the clients need any local recommendations or contractor referrals.

 

2. Become the go-to real estate resource. Whether it's now or in the future, agents should always be open to giving free advice to a former client, whether it's for flooring recommendations or a home valuation. An agent's door should always be open for conversation, so don't act too busy, Bliss says.

 

3.  Host an event and invite former clients. Your brokerage, team, or individual agents could rent a bounce house, sponsor at a local community fair, or give out candies (on a float!) at the local 4th of July parade. Whatever the event may be, send clients a personal invite. And, if your company supports a local nonprofit, get clients involved with you.


CalBRE Licensee Alert: Misleading Consumers/New Team Name
CalBRE has issued a second Licensee Alert about its continuing concerns with salespersons who use names that may mislead consumers into believing that the salesperson is a broker or has an "independent" real estate business. 

Two examples cited:
1. John Doe, advertising as Doe Real Estate, and 
2. salespersons who brand themselves as "independent" real estate practitioners. 

CalBRE believes that both scenarios would mislead the public into thinking that the salesperson is a broker instead of a salesperson who must be supervised by a broker.
