Newburger-Andes Completes First Triple Play Of 2017!top

On the heels of an amazing 2016, during which we successfully syndicated 9 property offerings; we started off the first week of this year with a triple play by closing on Jonesboro Church's FS, LLC. This unique offering bundled three properties, in three states with one common tenant, Church's Chicken.  Three-in-one, a triple play.

By bundling the properties, we were able to take three potential offerings, each relatively small, and create some efficiencies for our investors. A single LLC creates some diversity within the offering. Good for our investors. Combining the three resulted in a single legal fee to set up the LLC. Good for our investors. Bundling them results in a single accounting fee each year. Good for our investors.

Triple plays in baseball are fairly rare, as they are at Newburger-Andes, but with baseball season around the corner, we are looking for some big hits.

Employee Spotlight: Mark Stenzel

When asked about Mark Stenzel, David Andes describes him as the Cal Ripken of Newburger Andes. Clearly Cal Ripken is in good company. In his time at Newburger-Andes, Mark has produced more inside deals than anyone else in the history of the company.

If you are not a baseball person, or are a little rusty on your Cal Ripken stats, Ripken, known as "The Iron Man," spent 21 years in the Majors with the Baltimore Orioles. Over the course of his career, he blew away Lou Gehrig's 56 year record of consecutive games played by 502  when his streak  ended at

2632 games. For over 25 years, Mark has been with us every day and is one of the key players in our success. A big thanks to our own Iron Man; keep the hits coming slugger.
Celebrating With Our Furry Friends At Furkids

It's no secret the folks at Newburger-Andes love pets. We have featured some aspect of our affection for our four legged friends in pretty much every newsletter we've delivered.  This month is no exception.

If you're plugged into social media, you may have been treated to a low budget ad by one of our tenants. After being posted on YouTube it has gone viral and "climbed the charts" garnering media attention and millions of views at places like Reddit, Huffington Post, the Atlanta Journal and Constitution, Mother Nature Network, Mashable, ABCnews.com, Laughing

Squid, UPROXX and of course FaceBook. More importantly it is driving awareness, interest and hopefully donations for our tenant Furkids Animal Rescue and Shelters, who operates a retail store at our Scenic Plaza property.

As Furkids is one of our favorite charities,

we had the privilege of helping them celebrate (and raise $ of course) at their annual gala in December, and this month we are joining them again to celebrate their 15th birthday. As a Platinum Sponsor and a friend, we were pleased to be a part of this great organization and its mission to rescue homeless animals, provide them with the best medical care and a nurturing environment while working to find them happy homes.

As the largest no-kill shelter in the Southeast, Furkids has rescued over 25,000 animals since it was founded in 2003. To learn more about
Furkids CLICK HERE .   And to watch the video, click on the picture, and be sure to look for the lady in the sweater.

Is Digital Paper An Oxymoron?

As you ponder this question, we are hard at work to improve access for our investors. As both our real estate and investor portfolio continues to grow, we want to make it easier for you to manage your own Newburger-Andes portfolio.

Begun in 2016, and with our eyes on 2018 for implementation, we are designing and building a secure digital portal to provide each of our investor's access to their own portfolio. This will give them electronic access to their accounts, their properties, and their investments including their K-1s. Because this is a large project, with lots of challenges we are moving forward deliberately and carefully.  We're taking as much time as we need to get it right, so that it works efficiently for you.

Look for more updates as we achieve key milestones on this project. In the meantime, feel free to ponder the question in the headline above.

How About A Second Triple Play?

With Spring Training in full swing, it's worth noting our team has not taken the winter off. Representing the Seller in three separate transactions, in recent weeks Joe Culotta, Bob Rickey and Charlie Pate closed on two tracts of industrial land totaling 4.6 acres plus two separate warehouse industrial properties in Austell and Acworth. Joe was involved in all three transactions so he gets credit for the triple play. Well done all!

Wanda, Carolyn and Carol: Another Triple Play?

...we welcome three new employees; Wanda Madison, Carolyn McGhee and Carol Sheron. Wanda brings her decade of property management experience (and hopefully eight arms) as Assistant to Pat McAuliffe's property management team jumping into the myriad of challenges over 125 properties present every day.

Carolyn,an Accountant, joins Sandy Moncrieffe's team as our Accounts Receivables expert. Carolyn brings to us a deep (nearly 35 years) accounting background from many verticals including real estate, healthcare, staffing services and communications.

Carol Sheron and her smiling face greet our investors, vendors, and employees at our front desk. Carol is practically a Sandy Springs native having been here the past 35 years also brings her 28 years' experience in real estate.

Finally, we tip our collective hat to John Woodhams for earning his CCIM designation. The gold standard among real estate professionals, the designation requires extensive classwork, verifiable production, and successful examinations. Also a shout out to another of our young guns, Adam Thomas as he too pursues his CCIM certification.

Stepping Up To The Plate For Autism

David Andes and Ventures ATL Board Member Chuck Hurwitz

With over 150,000 adults on the Autism spectrum in Georgia, it might not surprise you that most of them are under or unemployed. What you might not know is these individuals in many cases have incredible focus, attention to detail and a high degree of accuracy. Business skills, clearly relevant and in high demand for most employers; ours included.

As such, we're pleased to introduce our new relationship with Ventures ATL, a new nonprofit whose mission is to provide sustainable jobs for adults with autism and other disabilities.  We believe the employees of Ventures ATL can play a valuable role in the maintenance of our client and property databases.

As a leader with Ventures ATL we want to be an advocate for other businesses looking for an attractive and cost-effective way to secure services. As we bring our new Venture ATL employees on we'll happily share first hand insights into the level of productivity they bring to our business.  Or if you want to learn more now you may contact Chet Hurwitz  at  [email protected] .
