This month, I would like to give special recognition to some of the remarkable individuals who fill our company - our Regional Managers. Due to their exceptional level of professionalism and communication, our regionals make it possible to add new properties to our management portfolio, the latest being Banyan Grove Apartments in Virginia Beach. 

I would also like to thank each of you who helped support our mission to supply children living in TFJG communities with school supplies for a successful 2017-2018 school year. My father, Wendell Franklin, started Operation School Supplies more than ten years ago so each student living in Franklin Johnston Group's apartment communities could start the school year prepared. 

One of my favorite core values is, 'Commitment - Our passion is people.' That not only applies to the Franklin Johnston Group family, but to our residents and their family members as well.

Regionals Interview
The life of a Regional Property Manager consists of overseeing the day-to-day operations of our entire portfolio, which is no easy task. The hours are long, the days are vigorous, and the work is exceedingly rewarding. A Regional Manager's responsibility extends beyond managing site teams, though. "We have a hands-on approach when it comes to picking up trash, helping with maintenance, leasing to prospects, and so on," says Regional, Matt McBroom.  Each manager stands as a representative of our organization, and according to Regional, Margaret Reinhardt, "we wear a lot of hats, but have only one head."  The Portfolio Managers at The Franklin Johnston Group have a deep understanding of the dynamics within the multifamily industry, and therefore, work directly with property owners when handling new investments, acquisitions, and developments. Regional, Dian Cruz, stated that the best part about her position is "being able to support and problem solve with my teams, guiding them towards successful performance at their community."   Cruz, amongst our other Regionals, regularly lead their teams by example. "If a site team needs my help", Cruz continues, "I am not above changing my clothes and getting in the trenches with them in order to complete a task." Though a Regional's work is challenging, they are always willing to provide continuous support and motivation for their management teams. On behalf of everyone at TFJG, thank you for making a difference within our organization and at each one of our communities from Northern Virginia to Georgia. 
2017 Operations School Supplies

Thank you to each community who participated in this year's Operation School Supplies campaign. Your generous contributions ensured that over 2,050 children living at a TFJG community received supplies and backpacks for the upcoming school year.

10th Annual JT Walk & Beach Party
Mark your calendars! The JT Walk and Beach Party will be held Sunday, October 8, 2017. Walk with The Franklin Johnston Group to help JT Walk exceed their $1 million goal to aid ALS research and to complete Camp Grom - the first ever, 70-acre rehabilitation adventure camp in Virginia Beach. JT Walk proudly serves Wounded Veterans, Gold Star Families and families with disabilities.

How can you help?
The Frankin Johnston Group plays an active role as sponsors of this event. We ask staff members on all levels to help us support JT Walk's mission to fight ALS by signing up on a team as a walker, and by encouraging vendors to sponsor a TFJG team.

Be the Solution Winners
Congratulations to the following team members for taking extraordinary measures to  Be the Solution  at their communities: 

Laura Warman, Community Manager at Greenbrier Senior
Laura was nominated by her Regional Manager, Margaret Reinhardt, for her quick problem solving skills and her compassion for the people around her!  Margaret wrote:  "I'd like to nominate Laura Warman, manager at Greenbrier Seniors. After a devastating fire at a nearby senior community in Chesapeake, Laura reached out to the owner to share her availability. She got approval to make their transition as easy as possible, waiving app fee and reducing Sec Deposit. She was able to accommodate one victim immediately and another in a month. Additionally, she agreed to collect money from her Greenbrier residents to contribute to the United Way fund designated for their needs.  Laura's kindness and efficiency is why I believe she deserves the BE THE SOLUTION recognition."

Jim Walters, Maintenance Supervisor for Chester Village
Jim was nominated by Penny Ambrose, Community Manager for Dunlop Farms, for his dedication and dependability for several properties in the area!  Penny wrote:  "I would like to nominate Jim Walters, Maintenance Supervisor at Chester Village Senior Apartments, as a Be the Solution nominee.  Jim's dedication has led to his transition into Chester Village Senior around the beginning of June as their new maintenance supervisor.  Since then, Jim has carried my emergency maintenance phone that covers Dunlop Farms Senior and Forest Creek Senior until my new maintenance supervisor began on July 31, 2017.  Jim did this without hesitation or complaint.  During these past several weeks, he has handled all of my a/c calls as well as any other emergency that arose while keeping me informed and still maintaining his own responsibilities and calls at Chester Village.  He also assisted at Arbor Lake apartments, who was without maintenance, to get several a/c's repaired for those residents. Jim is always helpful and will go the extra mile to make sure a job is completed and without him this past couple of weeks my communities would have suffered financially as we would have had to enlist contractors had he not been there to assist."

David Shiflett, Maintenance Supervisor at English Oaks
David was nominated by his Community Manager, Rita Alston, for his dedication and great customer service.  Rita wrote:  "I would like to nominate David Shiflett for Be The Solution Winner! David has gone above and beyond on many occasions but there are a few things that define what going above and beyond truly means. On his day off, David received a phone call from another Maintenance Supervisor that the property had a major water leak. David willingly came in and relieved the on call Maintenance Supervisor and immediately called the plumber. Once the plumber arrived and looked at the situation he informed David that this was a two person job and that it would take 2 hours to get someone here (please keep in mind that it was a Sunday and this was double time as well as travel time for the plumber). David being the type of person he is, told the plumber "I am your second person and we can do this together and we need to get it done today". David not only stayed for six hours, but worked hard so that the water leak didn't cause any other major damages.  Also while on the property (the same day) a woman approached David about a lost dog that she had found. She showed David a picture and because he knew our residents and what type of pets they have David knew immediately who the dog belonged to. The resident was so thankful that David was on site that day and was able to assist in the safe return of their pet. On any given day David makes sure that the residents needs are being met.  David is the true meaning of a dedicated Maintenance Supervisor and not only has he earned the respect from the staff but also the residents of English Oaks."

Sharon Brinson, Community Manager for Lynnhanve Cove
Sharon was nominated by the Assistant Community Manager at Lynnhaven Cove, Deanna Jones, for setting the bar high and consistently exemplifying what Be the Solution is all about to everyone around her.  Deanna wrote:  "I have known and worked with Sharon for 2 years and have always found her dependable, efficient, and unfailingly punctual. In fact, I have never worked with a person who gives as much attention to detail as she does. Also, her willingness to take on difficult situations and turn them into something positive. Her skills do not end with her office work. She also projects a warm, cheerful attitude to our prospects and clients. I have seen her resolve conflicts and handle other difficult situations with remarkable patience and admirable tact. In the community she goes out of her way to help people. She loves people, works hard, and always tries to lift the spirits of those around her. She goes above and beyond and strives for success for the TFJ Group and herself.  I will always look up to her and want to follow in her footsteps, and learn from her. I'm very honored to work with her and The Franklin Johnston Group. I Deanna Jones Assistant Community Manager  believe these characteristics represent all that is good in our company at the TFJ Group, and I am pleased to nominate her."

Farewell to Aristio 


The Franklin Johnston Group's IT Systems Administrator, Aristio Alston, has been part of our company for four years. During that time, his roll expanded from IT Support to include hardware and software support, MRI, accounts payable, inventory, and printer, router and phone support.  "I've had some great times here, " says Alston, "from collaborating with excellent colleagues to celebrating the growth of this company. I will always cherish my time with TFJG and the experiences I've had along the way."
United Way Day of Caring 


Day of Caring is BACK and will be held on Friday, September 8th.

This campaign supports local non-profit and publilc service agencies in the Hampton Roads by  connecting volunteer teams  to various improvement projects including general repairs, painting, landscaping, cleaning and gardening. This year we have numerous volunteers to participate and represent The Franklin Johnston Group!
VHDA Outstanding Youth Award 2017


Each year, the Virginia Department of Housing and Community Development (DHCD) and the Virginia Housing Development Authority (VHDA) sponsors the 2017 Outstanding Youth Award that honors one individual that has made a positive impact in their community. The winner will receive a $1,000 Virginia 529 College Savings Plan Account and a $100 check.  The person nominating the winning resident will also receive $200 to go towards community improvements. 

The submission deadline is Friday, September 15 at 5 PM.  Please reach out to Marie Peace for the nomination application.
The 44th Annual Neptune Festival 2017

Solar Eclipse Viewing
Chester Village, River House, and Southern Pine decided to host a Total Solar Eclipse party for their residents and provided them with their special viewing glasses.
