By now you should have seen the signs posted throughout the community asking you to register on the website.  As we move forward it is our goal to keep you updated through the current Constant Contact webpage.  Over the next couple of weeks we will be working to populate the Spectrum VWOA website and calendar.  We will keep you informed as we continue to transition. 

Our computer systems in the office have arrived and, as you can imagine, the staff and I are excited about that. 

Lastly, Soccer registrations have closed with 25 teams.  We are in need of one more volunteer head coach for a 9-11 year old team.  If interested, please contact Dawn Garza at 210-679-8761 or stop by the office.

The Community Center Pool  will be closed, Tuesday-Thursday, August 9-11, 2016 for continued repairs and installation of the ADA Pool Lift.

The Sports Park Pool will be open regular hours during this time with lifeguards on duty Wednesday-Thursday, August 10-11, 2016.




BRING THE FAMILY AND JOIN THE FUN!

Let's get together and have some "Fun in the Sun" at the "Westcreek Jubilee" on Saturday, August 13, 2016, from 1:00 P.M. to 8:00 P.M., in the VWOA Sports Park. 

There will be carnival rides, music, food, vendors and a car show.  All carnival rides are "free" with a valid VWOA I.D. Wristbands may be purchased for guests at $15 each.  We highly recommend you drop by the office to update your VWOA I.D. card before the Jubilee.  You will need your VWOA I.D. to access the Sports Park.

The Villages of Westcreek Owners Association and the South Texas Blood and Tissue Center have teamed up for a community wide Blood Drive. 

The Blood Drive will be held during the Westcreek  Jubilee on August 13, 2016, between the hours of 1:00 P.M. and 4:00 P.M. in the Sports Park.  Please contact the office at (210) 679-8761 to register for the drive!

Just a reminder that we are having our Community Yard Sales this Saturday, August 13, 2016, from 7:00 A.M. to 7:00 P.M.   All homeowners and residents in good standing can purchase a $15.00 sales permit at the VWOA Office.  A listing of current yard sales will be posted on the website by close of business on Friday!
   

If you're not having a yard sale, you can support your neighbors and pick up on some hot deals on a hot weekend!


 
The two keys to a successful yard sale are 1) getting people there and 2) getting them to buy your stuff.
 
The HOA allows 3 commercially produced signs. You can add a dark directional arrow to the sign to aid drivers. But don't let this be your only advertising. There are many web sites where you can post yard sales for free. Take advantage and list as much as possible. Also include your address and start/end times.  Listed below are some website you may want to advertise on. 
The best way to boost sales: put prices on items. Many people won't stay at a sale if there are no prices or if they keep having find you to ask. There are pre-printed price stickers or you can write prices on plain ones. If you really want to get rid of your stuff, price it cheap. If you are trying to get top dollar, sell items individually on those web sites above.
 
Other tips to help make the day less stressful for you:
  • Have change. Get at least $30 in change-ones, fives, maybe a ten. If your prices are in 25-cent increments, you will only need quarters for coins.
  • Fanny pack or nail apron for money. This allows more mobility and safety than a money box.
  • Tables. Use as many as you can and try not to put stuff on the ground or hidden in boxes.
  • Extension cord or batteries to test out any electrical items.
  • Measuring tape for furniture.
  • Pen/tape/paper. You might need to mark big items as Sold, change prices or include info about an item.
  • Plastic grocery bags and packaging wrap/newspaper for breakables.

Gene Hopkins, Chair of the Architectural Review Committee (ARC), announced that the ARC has approved the new Property Standards for the Villages of Westcreek.  Committee members and other volunteers have been working on the revision of the standards for a little over 2 years, doing necessary research to make sure the standards did not violate the original intent of the CC&Rs, and to be in compliance with the Texas Property Code.  The new standards need to be filed at the courthouse by the Association before they become effective. The Association will advise the residents when this has been accomplished.

Starting next week, we will start giving our residents a sneak preview of the new standards in this newsletter.

 
 
Thanks to the hard work of our Sports Park Committee Members, Staff and Board of Directors, we are "Getting to the Finish Line," as part of our "Sports Park Improvements Initiative." 

We have completed installation of new exercise equipment around the walking trail, new picnic tables, barbecue grills, trash receptacles throughout the park, new toys in the Tot Lot, and addition  a new basketball court for the little ones.  We also have resurfaced the existing basketball and tennis courts, added additional bleachers,  and replaced our water fountains (one which is dog friendly, plus one on back order).

Other improvement coming in the near future will be the installation of LED lighting for the basketball and tennis courts, construction of additional bathrooms, repaving of the parking lots and construction of a handicap accessible walkway from the parking lot to the Sports Park Pavilion later this winter.

Future long term improvements being considered include converting to LED lighting throughout the remainder of the park and adding security cameras. 
 
At the Community Center Pool, we are adding a "handicap lift" for residents and guests who need assistance in and out of the pool.

When my family moved to Westcreek in 2009, we were new to San Antonio and didn't know much about the area. We often didn't know about events until they were over. I started researching and reading local magazines, web sites, calendars, newspapers and discovered there is so much more to do.

The VWOA is hosting a Farmers Market b
eginning at 9:00 A.M. every Thur sday May-September. The market will be located in the overflow parking lot adjacent to the Community Center.  They accept WIC, Senior FMNP Vouchers and Credit Cards. Drop by and support our local farmers! 
 
 
Crime Report  
  • August 3, 2016 - 711 Point Breeze vehicle broken into. Items were taken and dumped in neighbors yard. - Police Report Filed!
  • Please remember to be observant in your neighborhood. Report any suspicious activities or persons to the Bexar County Sheriff's office at 210-335-6000.
  • If you see graffiti or vandalism in the Villages of Westcreek, please report it to the office at 210-679-8761.

VWOA Standards Tips

Motorcycles and All-Terrain Vehicles (ATV)
  • Motorcycles & all-terrain vehicles (ATV's) that are street legal, may only be used on public streets.
  • Those that are not street legal may not be driven on public streets, sidewalks or any common property within the Villages of Westcreek.

Property Improvements Applications (PIA) 
  • Lessees/renters must obtain written permission from the owner and submit it with the PIA.  
     
  • If you have submitted a PIA for review and you need to speak with the ARC Committee, arrangements must be made with the Standards Department in order to place you on the Committee's agenda.  Please call the office at 210-679-8761 and ask to speak with the Standard's Department to make these arrangements.
 
  • This is the time of year for traveling to exciting destinations and also time for break ins to occur while you are away. Remember, if you are going on vacation, keep your neighbors aware that you will be away and ask them to report any suspicious activity.  The best deterrent against crime are the eyes and ears of each of us working together to keep our villages safe.  If you see something suspicious alert your local law enforcement.

2016 Assessments
Image of yellow Post It note with the Assessment and red check mark. The assessments for 2016 are $360.00 for the year or $90.00 quarterly. If you pay quarterly, please remember the due dates are January 1, April 1, July 1 and October 1, 2016. Finance charges are applied on past due assessments.

IMPORTANT:   All residents 12 and older must have a current VWOA ID card in order to access the pool and park and attend VWOA events.
 


Updating Your Villages of Westcreek ID Cards
Are you short on time and have trouble getting to us during our normal office hours?  Along with our regular scheduled hours during the week, our office remains open every Monday from 9:00 A.M. until 6:00 P.M. If, for whatever reason, you may not have the chance to update your ID cards, you may drop them off in an envelope at our drop box at the office.  We will gladly update your cards (assessments must be up to date) and mail them back to you.  Please remove any lanyards from them prior to drop off.  In addition to our normal business hours, the office is open on the second Saturday of each month from 9:00 A.M. - 1:00 P.M.
 


Payment Options
The PayPal option for paying your assessments was turned off on July 31, 2016.

Effective August 1, 2016, you have the option to pay your assessments online once you register for your account at
www.spectrumam.com
with the access code sent to you by Spectrum. 
 
If you choose to pay your assessments via the www.spectrumam.com website, please note the following fees:
  • 3.5% convenience fee when paying with a credit or debit card. 
  • $1.99 fee when paying by e-check.
  • The above fees do not go to Spectrum Association Management or VWOA; they are the merchant vendor's fees.
  • You can still come into the office and pay your assessments in cash, or a check/money order without incurring a fee.   However, credit/debit card payments in the office will be processed through the www.spectrumam.com website and assessed the above mentioned fee.      
If you prefer to mail your payment, please send your check or money order payable to The Villages of Westcreek Owners Association and mail it to:

Facility Rental
T he Community Center, Pools and Sports Park Pavilion are available to rent for your next event. The facilities can be booked up to 6 months in advance. We All Have to Do Our Part!

We all have to do our part to keep our community and Sports Park clean!

Please be sure to pick up after your pets while walking in our community.

A pet waste station is located on the walking trail between the parking lot and Volleyball Court in the Sports Park.




Please note that the office will be open the second Saturday of each month from 9:00 A.M. till 1:00 P.M. to receive payments and update I.D. cards.



 

The administrative office of the VWOA does have a lost and found box in the front office. If you are missing something, please come by to see if we have it!   

Residents can also post missing or found pets under the Lost and Found section of our website.


Water Conservation
Year-Round watering restrictions (listed below) may be declared when the Edwards Aquifer level is above 660 feet meaning sea level at the monitored well. These rules continue until there is an announcement in the newspaper that Stage 1 is in effect and/or conditions warrant a more stringent restriction level.
  • Under Year-Round guidelines, all fountains - whether commercial or residential, or indoor or outdoor - are allowed.
  • Landscape watering with an irrigation system or sprinkler is permitted any day of the week before 11:00 A.M. or after 7:00 P.M.  Please visit www.saws.org website for more information.
