These Real Estate Trends Will Be Game-Changers in 2018

From housing inventory to price appreciation to generational and regional shifts, these are the top trends that will shape, and reshape , real estate markets in 2018.

1: Supply finally catching up with demand.
Bullish construction is the engine that’s turning this ship around, bringing new homes to the market and creating opportunity for people to trade up into new homes. But those itching to buy a starter home may have to be patient for a while longer.
As the market eases, home prices are expected to slow to 3.2% growth year over year nationally. But again, it’s the higher-priced homes that will be appreciating less. And even slower appreciation still means that prices will continue to rise.

2: Millennials starting to come into their own.
Sorry, all of that student loan debt isn’t just going to disappear—but there are some bright spots on the horizon for these millions of Americans.
And as the largest generation in U.S. history reaches that sweet spot in their 20s to 30s when they're settling down and starting families, they're particularly motivated to buy. Millennials could make up 43% of home buyers taking out a mortgage by the end of 2018, up from an estimated 40% in 2017.
They probably shouldn't wait too long to buy, either—mortgage rates are expected to reach 5% by the end of 2018.

3: Southern homes selling like crazy.
When it comes to home sales growth, bet on  Southern cities  to beat the national average in 2018.
The South has been luring corporations and individuals to its balmy cities with its low costs of real estate, and living in general. As soon as there are more homes to sell, these places will be selling strong.

4: Tax reform (maybe)
The Republican Party’s proposed changes to the tax system could change everything —but with both the House and Senate versions in limbo, the jury is still out on this one. If a version of tax reform does pass with the current provisions affecting real estate, Hale says she would expect to see fewer home sales and declining home prices. However, it would be the upper price tiers that would likely be affected the most, especially in California.

Supply finally catching up with Demand The local inventory continues to shrink, and unlike the national viewpoint there's isn't a lot of additional supply becoming available locally. There has not been a major subdivision built in over 10 years. There are 3 major projects which have been in planning stages for years, but none of these will help the supply problem in 2018.

Millennials starting to come into their own
Millennials are are not a large segment of the local market. The national number of 43% doesn't translate to the local market.

Southern Home selling like Crazy
The housing market in the Southeast is hot now. Although not mentioned in the 2018 Game Changers article, Nashville is one of the hottest markets in the country. Of course it's median price is less than half the local median price.

Tax Reform
The final Tax Reform passed wasn't as onerous on real estate as some of the early proposals, but the impact on higher priced homes is still an unknown.

Proposed California Game Changer
The biggest "Game Changer" that will impact the California market is a proposed Ballot measure sponsored by the California Association of REALTORS. The proposal would allow home owners in California to transfer their tax basis anywhere in the state. Currently the tax basis can be transferred in the same county for older home owners with limitations. The should allow people who are retired in place with larger homes than they need to move to locations and homes that fit their current lifestyles and not be penalized on taxes.

Whether a vineyard is your hobby or a potentially money making investment, it’s essential to start off on the right track.

Prepare for Successful Grape Growth
  • Learn - On the job training is the best way to learn.
  • Purpose - Produce grapes that will be sold, or to make your own wine.
  • Local Climate - Know the average temperatures, number of growing days in the season, frost and freeze days, and precipitation (rainfall).
  • Variatal - Ideally warm summers, mild winters, no late freezes, and few chances for spring frost. Temperatures above 60ºF at night and above 70ºF during the day, very little shade.
  • Test the soil. Best at pH between 5.5 and 6.5 and no higher than 7, and good drainage
Planting Your Vineyard
  • Determine the right number of vines.Use the equation 5X/20 = desired gallons of wine. “X” represents the number of vines.
  • Lay out your vineyard. Minimum 6 feet between vineyard rows and 3 feet between plants.
  • Dig the holes. Six to eight inches in diameter, four to six inches deep.
  • Set up a trellis and training systems.
Running a Successful Vineyard
  • Create a business plan. How much capital you’ll need and when you will produce a profit.
  • Have a plan to sell your product. Make connections and strategize early.
  • Complete your regulatory forms. You’ll need to go through licensing, sales, and tax applications required. The Alcohol and Tobacco Tax and Trade Bureau handles these regulations in the US.

REALTORS® Reported Strong Buyer Traffic but Weak Supply in Many States in November 2017

Buyer conditions in many states were “stable” to “very strong”, except in North Dakota, South Dakota, Alaska, Louisiana, and West Virginia.

Nationally, the  REALTORS® Buyer Traffic Index  (62) indicates that buyer demand is stronger compared to conditions in the same month last year.

A strong buyer’s market has bolstered home prices. Many states which have “strong” buyer traffic, such as Washington, Minnesota, Wisconsin, Indiana, Missouri, Kansas, New York, Massachusetts, Pennsylvania, Kentucky, North Carolina, and New Mexico are facing “weak” seller traffic conditions.
