What to expect from the housing market in 2018

The housing market is ending 2017 with a bang. Home prices climbed throughout 2017 due to low unemployment, wage growth and historically low inventory. In 2018, the NAHB expects a 5% growth rate in single-family housing starts. In the new year, the market will likely cool down on the high-end, mainly because of tax reform.

New year to bring a much-needed inventory boost
Residential construction is expected to pick up in 2018 because of a provision in the new tax plan that provides pass-through entities a 20% deduction on taxable income. Owners of these entities report pass-through income on their individual tax returns and then pay taxes on it. For real estate companies that are not pass-through entities, the corporate tax rate cut to 21% from 35% will also help.

Shift to smaller, entry-level homes
Builders are expected to focus on creating entry-level homes. Many have already started to shift their businesses to target first-time home buyers or retirees looking to downsize. Since 2014, the average square foot of a single-family house has been decreasing. In 2016, the average size of a house was 2,637 square feet, according to Census Bureau’s Characteristics of New Single-Family Houses Completed.

"What is in store for the 2018 Housing Market in California" Ron Johnson

The local market is definitely ending the year with a bang!

Normally, December is a slow month in real estate locally as it is across most of the country. Too many buyers are focused on holiday gatherings rather than home buying and sellers don't want strangers roaming their homes as they prepare for family time.

Actual number of sales were down slightly in December, but the median sales price jumped to $525,000. This is up over 11% up from last December's Median Sales price of $472,5000. This is a reversal of the downward trend we had seen since the highs of the summer. Unusual for December.

Contrary to the article above, I wouldn't say we're seen a significant shift to entry level homes, but they are a significant segment of the market. Medium priced homes, your typical 3 bedroom, 2 bath family home is king locally, accounting for most the the appreciation. Higher priced homes, "McMansions" continue to have slow movement.

If we use home prices prior to the "Great Recession" as a baseline, Entry Level homes are struggling to surpass those pricing levels. Mid range homes have met or exceeded pre "Great Recession" level pricing. And higher priced homes haven't seen significant appreciation.

As the article above projects and I agree, Higher priced homes will probably continue to be stagnant with the tax code changes.
