The industrial complex off Ramada Drive already hosts more than a dozen wine-tasting spots, a brewery, cider house and distillery and an ice cream shop, with a restaurant on the way.

You’re the only one of you in the room
  • Admitting you’re a fan of white wines to other wine people is a risky thing to do – it’s like being a skier in a group of snowboarders. It’s like being a vegetarian at an Austin Barbecue joint.
White wine is cheap therefore you have cheap taste
  • In many ways, technology for white wines is leaps and bounds ahead of red wines.
You’re obviously not that serious about wine
  • White wines are meant to be fresh, floral, crisp! Most descriptions are geared only toward red.
White wines don’t age, thus they’re low quality
  • Most white wines do not require extra time in cellar for aging. Age-ability isn’t always a prerequisite for quality.

Pending Home Sales Stumble 4.7 Percent in January


WASHINGTON (February 28, 2018) — After seeing a modest three-month rise in activity, pending home sales cooled considerably in January to their lowest level in over three years, according to the National Association of Realtors®.

Lawrence Yun , NAR chief economist:
  • The economy is in great shape, most local job markets are very strong and incomes are slowly rising.
  • Last month’s retreat in contract signings occurred because of woefully low supply levels and the sudden increase in mortgage rates.
  • The lower end of the market continues to feel the brunt of these supply and affordability impediments.
  • Cost of buying a home getting more expensive and not enough inventory.
  • Prospective buyers are either waiting until listings increase come spring or now having to delay their search entirely to save up for a larger down payment.

Added Yun, “Even though contract signings were down, Realtors® indicated that buyer traffic in most areas was up January compared to a year ago. The number of available listings at the end of January was at an all-time low.

The above article discusses the fact that Pending home sales have dropped. There are several "indicators" which the real estate industry uses. I'll explain them:

Pending Home Sales: These are active sales contracts. Obviously, it's a very good indicator of what the future Sales Volume is going to be as these contracts close.

Sales Volume: Sales Volume may be expressed in units (count of homes sold) or total dollar volume of homes sold. This value would give an indication of the activity of the market and no indication as to the home values involved.

Median Home Price: The median home price is the value of the home in the middle of all homes sold. It is not an average, but only the middle value home. This is the most common indicator tracked for home value. It can be miss leading at times. If 55 homes sold for $200,000 and 45 homes sold for $2,000,000 the median price is $200,000. Very misleading for the actual value of a market.

The question is always asked, "How is the market". A high Sales Volume is a good market to a real estate professional. A high Median Price is good for a Seller.

Is California Ready to Build Its Next Big Dam?

In 2014 California voters passed  Proposition 1 , a bond to funnel $7.5 billion to water projects, including $2.7billion that would go to the California Water Commission to dole out specifically for storage-related projects.

There are already  potential projects  that have been on the drawing board for years.

  • Three involve expanding existing reservoirs at Shasta Lake, Los Vaqueros Reservoir and Millerton Lake.
  • Two would involve constructing new dams – Temperance Flat on the upper San Joaquin River and Sites Reservoir north of the Delta, which would be off-stream storage.
  • Sites Reservoir is the one project in California that meets the Prop 1 bond’s requirements and has virtually universal support.
  • Another alternative, would be investing in groundwater storage – since it is cost-effective, environmentally safer, climate resilient and would provide six times the storage for the money.
