Modified Loans Re-defaulting at Faster Rates

Loans that have been modified since 2014 are re-defaulting at faster rates than those that were modified in prior years, according to a new report.
Seventy-five percent of the loans that re-defaulted did so within the first two years after receiving a loan modification, according to analysis of Fannie Mae loan data.

“Relative to prior years, recent trends indicate more modifications made to borrowers that have prior failed loan modifications, lower payment reductions, and lower credit scores,” says Samuel So, Fitch Ratings director.

Fitch analyzed about 700,000 loans, with cumulative unpaid principal balances of $135 billion, that had been permanently modified between 2010 and 2015.

Fitch’s study found that loans modified more recently had lower average FICO scores and a higher number of prior modifications, which appeared to be related to higher redefault risk.
In 2009, the average FICO score was 655 and only 1 percent of loans had multiple modifications. By 2015, the average FICO score was 592, and 34 percent of the loans had multiple modifications, the Fitch Ratings study showed.

There are many homeowners who were able to get "Loan Modifications" after the housing recession which started 10 years ago. When those people received those Loan Modifications at the time they probably thought they were a gift from "God" or the Government.

That lower monthly payment was heaven sent at the time, but at what cost? Most people just know they had a lower monthly payment, with no real consideration of how they got it. The how may impact them when they are ready to sell their home.

First, many people were promised forgiveness for a portion of the principle they owed, but I'm aware of some cases where in actuality the reduced principle was recorded as a second loan on the property which must be paid.

Second, others just had their monthly payments reduced. This was done by either converting their loans to a longer term (say 50 years) or deferring interest to principle. A longer term loan just slows the rate of payoff, but for those situations of deferred interest, the principle can increase significantly. So that home that was purchased in 2007 for $500,000 loan, in 2010 a loan modification to lower the payments may now have a principle balance of $550,000.

Property values, in general have recovered from the recession, but not enough to cover that additional principle balance forcing many unsuspecting people into a Short Sale situation.

How do grape growers know when to harvest?

The best wine growers are so familiar with the taste of ripeness that they can walk down a row tasting grapes and know intuitively when to pick. However, there is a fair amount of science to back this up. Just so you know, timing the harvest is the  single most important decision a grower or winemaker makes each year.

  • Sweetness Level - Wine grapes are much sweeter than table grapes. This is an important distinction because the sweetness level determines the resulting alcohol level.
  • Physiological Ripeness - Physiological ripeness means the other parts of the grape (the seeds, skin and stems) are also ripe. The seeds will taste less bitter and change color from green to yellowish.

Current Economic Confidence Index 

U.S. Economic Confidence Continues to Rise in August


Americans' economic perceptions have been mostly positive throughout 2017. This is a fundamental change from 2008 through most of 2016, when pessimism prevailed.

Current Conditions Component Registers Nine-Year High

Americans' economic expectations turned positive last week for the first time since April, with the outlook component rising four points to +3. This reflects 48% of Americans saying the economy is "getting better" and 45% saying it is "getting worse."

Bottom Line

After stagnating for much of the summer, Americans' confidence in the economy has been rising throughout August, including a three-point increase last week. Confidence is now the strongest it has been since early March and, more generally, is at one of its highest points in the past nine years.

Overall satisfaction with the state of the economy, meanwhile, may be one reason that Americans' perceptions of several major business and industry sectors have risen to  14-year highs.

These Solar Panels Generate Drinking Water From the Air

I'm on the rooftop of a building in Santa Monica on an overcast day, checking out solar panels from a company called Zero Mass Water. These are not just your typical energy creating panels - they are busy pulling water out of the air.

"It turns out there is more water in the air than all the fresh water in the planet," explains Zero Mass Water CEO Cody Friesen.

Zero Mass Water has managed to create a green source of water and their panels are now available to homeowners in California and Arizona, although the company says they will work anywhere in the world.

Although their current price is prohibitively expensive for many homeowners, they practically pay for themselves in about 4 years if you're currently buying bottled water. It also just feels neat knowing that you're going green and creating your own water supply, seemingly from thin air.
