A few Power Ranch families need some assistance with back to school supplies. Power Ranch Angels will be collecting the supplies July 10 through July 28 and delivering to the families in need. Just pick up a few extra items while you are shopping and drop them off at the Carriage House.

Monsoon Damage in Power Ranch 
It's officially monsoon season, and we are starting to see damage from the storms.  Here's what you can do if you have storm damage.

If trees and debris are on your property,  clean up the damage and store the broken limbs out of site until bulk pick-up, to avoid violations. (Bulk items can be set out on August 5) 
If you can't wait, you can call the Town of Gilbert for an additional pickup; the cost is $33. 

If you spot damage in the common areas, call the Association office and report the damage. Please be as accurate as possible in the location and description of the storm damage.
Vandalism last week at the Knolls pools caused the Sycamore pool on Calistoga to be closed for two days while repairs could take place.

How does the Association deal with vandalism?
The Association reports all vandalism to the Gilbert P.D.
Gilbert P.D. takes photos of the destruction and keeps records of all the incidents to adjust patrols accordingly.
If a resident calls in vandalism and it is in a common area, they contact the Association to make the required repairs. Grounds services remove graffiti, makes repairs, or calls in vendors for bigger repair work. Vandalism costs the 

How can residents report vandalism?
  • Call the Gilbert PD Non-Emergency Line 480-503-6500
  • Submit an anonymous tip through text messaging, type GPDTIPS and your message, then send it to 274637 (CRIMES on most cell phones) Submit a tip online
  • Track and report on the Gilbert 311 app, Gilbert 311 not only allows you to report problems but also to view, comment on and vote to fix problems submitted by your neighbors. You can even create your own “watch areas” to receive notifications about all of the issues reported in your neighborhood, enabling you to follow the progress of all service requests, not just the ones you report.

If you spot graffiti:
Call it into the non-emergency line, if you see an orange dot, the graffiti has been documented, photographed, and the Association or Town has bee notified to remove it.

This example of a shed visible over the wall is a violation and should be removed from the property, or a violation could be issued. 
Updated shed guidelines 
 After a recent review of rules regarding sheds and other auxiliary buildings in Power Ranch, the DRC has made the following update to the guidelines:

Sheds (and other auxiliary buildings) that require a slab foundation or structural floor may be added, but they must:

1. Be made of the same materials of the home (stucco with tile roofing) to match the existing home and maintain architectural continuity.  
2. Not exceed a height of 10 feet at the highest point
3. Not be closer than 5 feet from any common wall
A detailed Design Modification Application must be submitted to the DRC for review before work can begin on a shed or auxiliary building. 

All other sheds, including hard plastic Rubbermaid-type sheds, should not be view-able from the street or any neighboring property. Please note that violations will begin being issued for unapproved sheds beginning August 1, 2017.

Landscaping accomplishments  
This week the Four Peaks renovation crew completed the annual aeration to turf areas in the Knolls, The Groves, and Mountainview.

Crews installed a few warranty trees and shrubs in the recently completed renovation areas of Pecos Road and the Ranch House pool.

The raised planter monument signs on the north and south corner of Germann and Power were updated with the installation of new red lantana.

The Arbors main park was treated with post emergent application to entire turf area to eliminate a troublesome weed called Puncture Vine, which produces a thorny burr that can irritate skin.

Post-emergent weed control was completed throughout Mountainview, the Groves, and in the neighborhood of The Orchards.

Irrigation crew:
Assisted with trenching to locate and repair issues with the drainage. 
Checked and adjusted components to eliminate any hot spots of turf that are appearing with the high summer temperatures.
Checked irrigation master valves north of Germann.

Completion of approximately ten open work orders for a variety of resident concerns from a few missing plants, tree canopies encroaching into their yard, and broken irrigation in a common area.

Trim crews focused on removal of the mesquite beans, cutting off dead flowers from Angelita Daisies, removal of the red and yellow yucca flower stalks, and reducing the overall size of the Outback Sunrise, along with trimming back any plants that are overgrowing their intended areas.

In the Villages, the crew moved into week six of service to areas along the west side of Napa Lane, and all pools serviced as normal.

Beginning on July 15, 2017, Power Ranch will no longer be reviewing custom paint schemes. The Community Association has 110 schemes to choose from and will be adding some of the more requested custom schemes to the choices. The list of preapproved paint schemes will be reviewed and updated annually to assure that the community stays up-to-date and home values are maintained.   If you want to paint your home a custom scheme, it must be submitted by July 15, 2017.

Remember colors viewed on a computer screen or when printed may not be an exact representation of the actual pigment color.  When matching is critical, please refer to original Dunn Edwards color chips as a reference.
