Dear Members: For better, not for worse, CCAH is opposing Prop. 10 rent control and ads will be running on TV and radio per the note below and as the Board approved. Just don’t want you to be surprised by what I said on behalf of CCAH. Prop. 10 is really flawed by not carving out existing affordable projects of CTCAC, HCD, CalHFA from rent control and for many other reasons as I have stated in our opposition ad. I am pleased that CCAH was decisive and got out in front on this issue very early as that is what distinguishes CCAH from other organizations. And, I am pleased that we could join CHC is this effort.

I do hope the voters will listen to us and others rightfully opposed to Prop. 10 and at the same time CCAH is supportive of Prop. 1 & 2 that will increase production of affordable housing that is the partial solution to the problem of supply. Not nearly enough as we still need regulatory reform with property tax exemption for projects serving tenants up to 120% of AMI and deferred Impact fees for affordable mixed income projects up to 120% AMI.
 
This is a tough road to travel but do believe the legislature, governor and local government may finally be willing to address the problem of affordable housing and do what is needed to increase production of mixed income projects.
